- Tina (7/5): Great location for us. - The bed was extremely comfortable and the bedding and towels so clean and fresh best I have ever had perfect loved the finishing touches of the decor. We stayed 2 nights The room and bathroom were clean! However the blinds were covered in a good layer of dust, the bins were not emptied/ or room vacuumed or bed remade these things I would have expected to be done as they have in other hotels.
- Amanda (10/5): Beautiful, quiet retreat in the New Forest with excellent transport links and comfortable facilities - Breakfast (and evening meal when we used the option) were excellent ... plenty of choice and good quality food. Really liked the dining room and bar area which was attractive and a comfortable size with a lovely view of the garden. It would have been nice to have a space where we could have eaten our own meal /takeaway on evenings when the grill and bar weren't open ... but we respect that Toni and Paul wouldn't have wanted another space to have to clean up outside their hours.

Safe, easy parking. Easy to visit Lyndhurst and go on forest walks if you have a car. The shower pressure wasn't the best and the bathroom was cold.

- suzanne (4/5): Absolutely no customer service. - The room itself was, warm, clean and comfortable with ensure shower room. The constant emails and text's from the moment l booked felt harassing. There were no staff when l arrived a 4:45pm just instructions to let myself in. Didn't see a soul until breakfast, where l was TOLD where to sit, which was right next to the bar counter where the staff member was doing their paperwork, and wasn't relaxing. When l left, again no staff around to hand key into, when l said I don't want to be walking about trying to find somebody to give the key to, the staff member rebuked me and said 'l told you (at breakfast), to shout for me'. I'm not the kind of guest that goes round shouting, nor do l want to be. This set up is definitely not customer focused and all about making as little effort as possible and probably giving staff as few working hours as possible.
- Julie (7/5): Its fine for a night, nice to support local small business - Location was great, easy to find, plenty of parking and the room was really comfortable. Breakfast was very late (8.30am) and there were no facilities to “help yourself” to anything if you wanted a continental breakfast any earlier. Just think families would struggle not having any access to heating up a child’s milk. Room was VERY hot overnight and the sunlight came through the room/door a fair amount… all minor things but they add up when you’re paying £85 a night

It is and felt like a family run hotel Although the staff were prompt and very nice there is no reception room as such the front door area is small and a little awkward, but it didn't really matter

When I positioned my car near to the entrance to shorten my journey up to my room, I was told to move it immediately. No lift. A long, steep flight of stairs. The drinks are expensive. No cooked breakfast. Miserable hosts. Right next to the busy A27 dual carriageway. A hornets nest right outside my window.

Excellent restaurant facility with good ranging menu and splendidly cooked and served.
Only a Continental breakfast mid-week but substantial with plenty of variety Nothing could have been better except the 'service charge' on dinner bill is a bit 'old hay' these days and should not be applied to guests

The decor of Highland cows was over the top with five pictures of highland cows, two cushions and the light shade. Totally unnecessary.

When I asked if our room had been forgotten I was told that they don't touch a bed if it has personal belongings on it. There is no mention of this on the list of things in the room. Also that they never clean the bathroom while you stay. Maybe a quick go round if you're staying for a few nights. That is totally unacceptable. We have stayed in many hotels and Bed and Breakfast across Europe and this has never happened before. I was made to feel as if I was in the wrong for asking

Everything was excellent other than the housekeeping team came in im assuming to do a clean before we stayed another night only put two clean mugs out and changed the bin and left tea stains on thr surfaces. The milks etc didn't get topped up and the bed cover had just been thrown over the bed. When we went to ask for more milk the owner came and said she'd spoken to the team member who had said she did do it all. When she clearly hadn't. Im sure this was just a mistake but id like to make the owners to know so they can better this moving forward. We will still very happy with the place though.
- Tina (10/5): Relaxing, comfortable and welcoming. - Check in was easy. I was greeted at the front entrance after ringing the bell. The front door remains locked and only opened by your room key or from the inside which makes for a safe secure feeling. Parking is free and right outside the main door with ample spaces surrounding a lovely grassed area with wooden benches and trees. There is a cosy bar if required but I preferred to have a drink with my meal at my table. The restaurant had a varied menu with lots of choices. Soft music in the background made for a nice ambience. Having stayed here before, I knew that the bed was comfortable and it didn’t disappoint this time either. Although very close to the motorway, the windows make for a soundproof room. The owners here are lovely, welcoming and friendly. I’ve already booked a return stay for my next trip in this area.

- Stephen (1/5): DIDNT STAY - We did not stay so we do know know!!!! We encountered hostility and difficulties from the beginning. Issues with the main front door. Could not get into the property. Very unhelpful owner. No "Sorry sir we will get somebody to come and help you" just made us feel we were nuisances and unwelcome!!!!
- Abeona (1/5): A Place to Avoid - Nothing The female proprietor lacked understanding and was very rude, abrasive and unwelcoming in manner. Other people in the property gave the two finger sign as we left, deciding to look for somewhere else. No refund was offered.
The door was locked when we arrived and we had to ring the bell to get in. You expect to have access to a reception area.
No other guests were present- not really surprising.

Would stay again. Great location with easy parking. Nothing we didn't like. Perhaps some suggestions for sprucing up the interior and exterior of the place. Probably limited options for doing this given the building age/structure e.g. steep staircase, narrow corridors. Perhaps a few plants outside to enhance the nice outdoor area, and make the front door easier to open.

As quite expensive! - Great location for Peppa Pig World which is why we stayed here The hosts were not very friendly and we felt like we were a nuisance. Eg. I asked for two blue straws (as small children always want the same) and was told she’d have to go to the bar to get them 🤦🏻♀️. I don’t think they liked the children being there! Not a child friendly bed and breakfast 😔

- Janet (8/5): We received a warm welcome and had a very comfortable stay with great food. - The room was very clean and the bed was comfortable. We had the continental breakfast which included a variety of fresh and tasty food. We opted to have an evening meal in their restaurant and the food was exceptional. We recommend the king prawns for starters and the duck as a main dish. All desserts were truly scrumptious! The lead on the hairdryer was very short and there was nowhere to plug it in near a mirror so I had to sit in the floor to use it. Also water was escaping from the rear of the shower head so that the flow from the shower head was not very strong.

- Paul (2/5): - Greeted in a unprofessional manner re hosts dress attire then found the toilet seat was loose. Booked for 7.30pm dinner but was greeted by male host not too be late as we were the only guests eating in the dining room so they wanted to finish up asap. Then was watched as wanted our food order quickly (re above) then was hovered over by the host commenting "How are we doing" whilst we were still waiting then have you finished. The steak however was very good however a bit more relaxed time to have eaten it would have been pleasant and also to have been asked if we wanted a sweet but then that would delayed then to closer up. Then when we went to relax in the empty bar lounge was told by the host that we could have 1 drink as the bar as would be closing at 9-9.15pm so as this was at 8.40pm didn't feel at all welcomed or relaxed. The surrounding garden was very run down in poor repair so we will certainly not be returning again.

- Alison (9/5): Just the ticket - This little hotel was just the ticket. We were two friends meeting to have some catch up time. The location was good to enjoy the New Forest and we were well looked after. We had everything we needed in the rooms and very comfy bed. Buffet continental breakfast was all very fresh and good quality. There was a well stocked bar and we had an excellent evening meal. The owners were very friendly and welcoming. The value was excellent. Bedrooms were on the small size but perfectly OK for our single occupancy. Some background motorway noise, but ok if window closed.
