- Jamiyla (1/5): Overpriced and filthy - It wasn’t as advertised. The place was really run down and our room clearly suffered water damage and smelled earthy and damp. The carpets were filthy and the hot water didn’t work for 1 night of our stay.

- Dani (8/5): Smooth and easy stay. - The property has a few - quite tight - parking spaces but this is to be expected in Norwich, parking is at a premium all over the city! It was easy and quick to get into once the codes had been received. It’s quiet and pretty. The buses run into town from a stop about 5 minutes walk away and they run back from the city until around 11.30pm. The en-suite was clean and nicely stocked with cosmetics. Two bottles of water supplied. Fridge in the room, really handy. The bed was a bit lumpy but not disturbingly so. No decaf coffee available 😪.

Whilst the furniture, decor and amenities were old, everything was very clean, and the cleaners should be praised The bed was very uncomfortable: we couldn't really sleep on it. The mattress was very very new, but very soft. The bed frame itself was very old, and maybe this combined with the soft mattress meant it was like sleeping on a blow up air bed. Our lack of sleep meant we didn't stay for the planned second night Preferring to cut our trip short instead of suffer a second night if no sleep.
I also didn't like that it was 'unmanned' - didn't realise when we booked that no staff would be on site, so when we arrived we thought it was abandoned/ closed as it was in complete darkness. But there was a person at the end of a ring door bell to tell us how to collect keys. Again personal preference, but we would have liked someone I hand and thought it was a regular B n B with onsite staff / owners.

- Martin (9/5): - Nice big bed and large pleasantly decorated room. Breakfast is not provided, so we brought our own. 20 minutes walk from the University of East Anglia. We arrived late in the evening and had no difficulty using the key safe to get in. Can't think of anything.

The room had obviously not been cleaned extensively as there were black hairs all over the bathroom floor and beard shavings in the sink. The property itself smelled damp. Little care seemed to be put into making the place feel homely with random items scattered in the common areas such as ironing boards and random bags. I felt like I was the only one staying in the entire property with a very eery feel, particularly as check in is through a key box with no front desk or customer service.

- Clare (8/5): really lovely building to stay in, always very clean with a fab range of soaps. Quiet and tidy - Great location, easy key pick up, great room. Great parking, good instructions and a very clean smelling room and building. All ensuite with a small TV and tea and coffee in every room which was lovely. Addition this time is that there was oatmilk which I thought was so fabulous. Well done! As a single traveller, there were just 2 things that I would have really appreciated (but not a problem) The door only had a key lock and whilst in the room at night I would have really loved a more secure way of locking the door - a bolt or additional key lock . Also as I was in room 7 and looked out onto the what I assume was the garden/cleaning room, it would have been really helpful to have some blinds or nets so I could have the curtains open without worrying about someone seeing in the room Very small things but really would have made me feel 100% more secure

Duvet was 13.5 tog which is not very suitable for August. Also duvet was feather, which should maybe be mentioned in the description as some people, especially those with asthma, are allergic (although I am not).

- Kim (9/5): A simple, clean, and conveniently located stay that suited our needs, though the room was very warm and parking limited. - The property was easy to locate and conveniently situated within walking distance of Earlham Park. It was very clean, tidy, and provided everything we required for an overnight stay. We were aware that breakfast was not included and planned accordingly. The bed was extremely comfortable with a very soft mattress, which we personally found lovely, though it may not suit all preferences It was an exceptionally hot day and, being on the second floor, the room became very warm. The main fan provided did not work despite trying different sockets, although a smaller one was available. Fortunately, we had brought our own larger fan after reading previous reviews, which was definitely needed. The property itself is quite simple with no added frills, and parking is limited to four very tight spaces—though we were able to secure one during our stay.

- Juliet (9/5): Great value accommodation - We stayed in the economy room because it offered us a quiet, clean, comfortable place to sleep and suited us that breakfast wasn't provided. Earlham Road was great location, too; within 10 minutes' walk of an evening event at the nearby Mitre that we have come to attend. The next morning, we jumped on the bus into town for a lovely brunch in the historic city centre before taking a train home. It would have been useful if the Booking.com blurb stated roughly what time of day the code to the key lockbox would be sent as I wouldn't have bothered the manager at 11am to ask about this

So accommodation was fine and well appointed. The location was excellent for me as I was attending a course at the university. I have never been to a fully automated hotel before and I didn’t really enjoy the experience. I communicated with a ring doorbell to check in and there after so no one at around all but could ring the manager if I needed something. I found the lack of human contact strange and rather eerie. . I realise this is a personal thing and some people may be fine with it.

Had all facilities required. it was very cold in Norwich but the radiator in the bedroom wasn't working so it was very cold when we arrived. Contacted them the next morning and someone arrived almost immediately to investigate. couldn't resolve until Monday but offered us another room. There was an electric heater in the room which we used instead.

Room was quiet, comfortable and warm, although the bathroom was cold but I just left the door open to heat up from the bedroom, which was fine. I didn’t receive access instructions until 13:30; after I’d left home. I find this a bit stressful but it’s a minor issue.

- Fani (8/5): Very convenient location, room a bit overcrowded. - We were upgraded to a superior room which was great. It was very spacious, with a seating/TV area, large four-poster bed. Two large windows, one overlooking beautiful big trees. The room felt too full of mismatched items (fridge under wooden dresser), antique bed but modern table and chairs etc. The cupboard was full of odd items (heater, fan, covers, pillows) and hard to open.

Instructions to get in and leave were clear and easy to follow. Not that I disliked - but it is a little shabby and the hot water took forever to get to the tap/shower, which meant a lot of wasted water. It did feel a little pricey for what was offered.
