Guest Reviews
- Pamela (10/5): Family break - Stunning we had such a good time with ten family members so much to do and freedom for 5 children aged from 10 to 16 who loved it all. Nothing at all
- Tina (10/5): A perfect relaxing break in fabulous grounds. Highly recommend. - Welcoming hosts and complimentary basket of goodies. Peaceful and beautiful grounds. Super Garden cottage with patio.
- Rachel (9/5): Delightful well equipped private studio - Very well equipped studio, well thought out.
Welcoming, with homemade bread and jam, eggs, and ground coffee, as well as the usual tea coffee milk sugar. Comfortable and cosy, with an outdoor seating area away from the other accommodation, opening onto a large grassy area with a pretty pond, which has a fountain and moorhen chicks. Nothing not to like. The hosts were very accommodating despite our late arrival.
- Nigel (10/5): Really lovely standalone accommodation in a beautiful setting with great hosts. Would happily recomm - Really lovely standalone accommodation in a beautiful setting with great hosts. Would happily recommend !
- Xena (10/5): Beautiful cottage, very relaxing! - There isn’t anything we disliked about the property, easy to find, beautifully maintained gardens and buildings! Great water pressure and temperature, well equipped kitchen with everything you will need to cook meals! Extremely comfortable bed! The welcome basket is a lovely touch (the eggs were delicious!) came for valentines and they had put up some heart banners was very sweet and massively appreciated! Will be recommending to family and friends as we live locally especially for somewhere with a hot tub, great value for money! N/A
- Darryl (9/5): Nature stay - Location was perfect in the middle of nature but still close to several towns and the city
- John (9/5): Superb - very friendly and helpful owners
we stayed in the Nook which was separate to the main building
It was spotless and well appointed
We tthoroughly enjoyed our visit Not easy to find ' even with sat nav
down a very narrow lane -hard to spot the entrance until you have done it a few timesl
- Diana (10/5): Exceptional -
- Ian (10/5): - Beautiful surroundings. The nicest place I've ever stayed at.

- Ricardo (10/5): Really enjoyed the stay, would happily recommend it. - The bedroom, house and outside garden were spotless and very well decorated. The location is secluded and quiet. The hosts were very friendly and welcoming, and the breakfast was fantastic. Unfortunately the wifi was down, but we were promptly informed about the issue by the hosts.
- Rhys (10/5): Fabulous place, beautiful area. Perfect. - We stayed in the Nook room and it was stunning. An absolutely gorgeous property that couldn't have been better located. They left us some fantastic bread and lovely eggs in the property, as well as amazing coffee. It couldn't have been better stocked. The people who run the site are lovely too, breakfast was amazing.
Walkable to the lovely village of Ranworth, well situated for trips across the broads, Norfolk, or to Norwich.
- Kara (8/5): Relaxing beautiful location with welcoming host - The location was lovely and the host was very welcoming. The facilities were great, and we had some eggs, chocolates, tea, coffee, milk, biscuits and museli left in our accommodation for us The WiFi didn’t work throughout our stay and there was no 3/4G signal either which made it difficult to find local places to visit until we left the accommodation and found some internet signal which my partner struggled with but it didn’t really bother me as it gave a good opportunity to switch off from the tech based world we all live in!
The hot tub was fantastic and the location was stunning with lovely walks.
- Stephen (10/5): Brilliant - It was fitted out to a high standard. It felt as if the owners had done it to a standard that they would be happy to stay in. The kitchenette was better supplied than we could have expected - e.g. four of everything even though only a room for two. And provisions for breakfast which was a surprise, including home made jam. A night light for the bathroom please.
- Joshua (10/5): Exceptional -
- Helen (10/5): All the comforts of home. Very comfortable and welcoming accommodation - Tucked away on the broads but easy to access the coast and Norwich. Our hosts were so welcoming and the little touches of homemade bread and jam and eggs were delightfully comforting. Touches like this made all the difference when we arrived on a rainy weekend.

- Victoria (10/5): We booked a last minute break away for 6 nights in august, and everything was smooth sailing from the minute we arrived - A beautiful idyllic barn/accommodations set in beautiful gardens, well kept and hosted by Jill and Phil. We enjoyed our stay in the family room, which included a king size bed and sofa bed to sleep my two younger children. Daily delicious home cooked breakfasts included in the family room. Nothing to dislike at all

I will most definitely be booking again, a real hidden gem Nothing to dislike!
- James (10/5): Exceptional - The location is excellent for easy access to so much of Norfilk, whilst the accommodation itself is set in a wonderfully tranquil spot. The cottage is clean, well-sized, gardens immaculate, and thr hot tub was a great place to unwind in the evenings. We couldn't have been made to feel more welcome on arrival too, which was great.
- Neil (10/5): This was definitely up there with the best short stay breaks that we have had. Couldn't ask for more - The location was lovely, the breakfasts were delicious and the hosts Jill and Phil were very friendly and helpful. There was nothing we didn't like.
- Lesley (8/5): Very good - Beautiful position Very pleasant but unfortunately nowhere to hang clothes, and no independent window to open during night. Otherwise everything else was comfortable and clean.
- Roy (10/5): Relaxing holiday - Great breakfast very good quality would have liked sausages on menu enormous range of choices
- Alan (9/5): Superb -
- Glenda (10/5): Wonderful place - Probably the best place we have ever stayed
Beautiful garden and superbly comfortable room
Gill and Phil were so helpful and considerate
The breakfast was fabulous
- Louis (9/5): Lovely location, private and secluded. - Comfortable, beautifully decorated and tranquil. The worktop in the compact kitchenette was small with very little space for washed utensils.
- Kelly&gary (10/5): Amazing, tranquil, break away - Everything was amazing. Fabulous host's, very kind and welcoming. Lovely accomodation, very cosy&warm, plenty of blankets& heaters supplied if needed but we didn't need all the heating on as it was perfect. Beautiful grounds. My husband had booked us a two night break away and we wished we could have stayed longer. Highly recommended. It was just what we needed. Many thanks to Jill and Phil, wonderful hosts and we look forward to staying again. Just perfect, we couldn't have asked for more. Great value for money and we really appreciated all the lovely, little touches, tasty home-made bread&Jam, chocolate, biscuits and more. Many, many thanks 😁 There was nothing to dislike at all. Amazing place to stay
- Lady (10/5): Perfect. - When we arrived we were shown to “The Nook”. My initial thought was it’s very small but it turns out that it really wasn’t. There was the most comfortable double bed facing a huge window looking out into the beautiful gardens. With a bird feeder hanging in it, so you could lie in bed watching the birds…There was a one way film on the windows so your privacy isn’t compromised. A fully functioning kitchenette was tucked away out of immediate sight with a welcome basket of fresh eggs, homemade seed bread, jam, biscuits and chocolate. There was milk and butter in the fridge too… it was perfect… Bathroom was a lovely hot shower and heated towel rail. All sparkling clean…
Breakfast was amazing. Bacon, eggs, beans and tomatoes with toast and butter. Yogurt and fruit. Croissant and jam… Tea or coffee and juice. If you leave the table hungry, that’s your own fault. Nothing. The hosts Jill and Phil, have thought of everything!
- Mark (10/5): Wonderful weekend stay - Spent a fantastic weekend here The Nook was warm and comfortable and very clean the host's had thought of everything you could need the welcome pack of home made bread, eggs home made granola etc was wonderful would definitely recommend especially if you want to get away from it all so peaceful
- Christopher (10/5): - We stayed in the Garden Cottage which was very comfortable and well equipped. A lovely property set in a small village a walk away from one of the broads. Highly recommend.
- Dawn (10/5): Exceptional -
- Justina (9/5): Good rustic stay - Location was excellent and the house was rustic. Excellent and helpful hosts. Great breakfast The room was not soundproof, I could hear the hosts watching the TV downstairs. It took me a while to get the shower working, it was difficult to set the water at the right temperature.
- Jonathan (6/5): Distinctly chilly. - The shower room was very nice and it was nice to walk out of the grounds straight onto a public footpath and up to Ranworth Broad. The accommodation was a bit small for the price and the heating was really woefully inadequate for the time of year.
- Sandra (9/5): Fabulous! - Had a lovely relaxing 2 nights, lovely room, fabulous breakfasts, can't fault it.
- Stuart (8/5): Very good -
- Andris (9/5): Superb -
- Patrice (9/5): Superb -
- Mrs (10/5): Enjoyable - Immediately received a warm and inviting welcome amongst beautiful gardens, enjoyed the impeccable comfortable room and amazing hospitality. We would highly recommend 'as a must stay place' when visiting the area.
- Phil (9/5): Great place for a couple to have a summer hideaway - lovely and quiet yet beautifully appointed a little small
- Andrew (8/5): Very good - Very good for a first post-pandemic stay. Each room has its own front door so no need to share indoor space with strangers. Beautiful grounds, very quiet and relaxing. No phone signal, but wifi was good. Bed was too soft and a bit short.
- Fareeha (10/5): Exceptional -
- Curly (10/5): Glorious. - Just a lovely quiet location. Renovated barn in it's own grounds with lake and gardens. It is just a lovely lovely place with very lovely hosts who were so accommodating. Just perfect so I couldn't really pick holes in anything here.
- Mike (10/5): Stayed for two nights very quiet and private - Quiet location
- Marie (10/5): Peaceful, tranquil, absolutely beautiful - Absolutely everything, you could not fault anything.

- Anonymous (10/5): Exceptional -
- Murray (10/5): - This is the perfect place to stay if you are looking for a spot near the Norfolk Broads. The hosts, Jill and Phil could not have been friendlier and more helpful, and the breakfast is first-rate (they even have a kedgeree option that was truly delicious!). We stayed in the family room in the main house and had lots of space and light, and a very comfy TV-watching space if you need a night in. There is lots to see and many good restaurants and pubs nearby, and the property also has a lovely extensive garden which is a pleasure to walk around. We would definitely stay there again!!
- Mark (10/5): - Lovely place, great hosts, very friendly!
The breakfast was amazing as was the building/gardens.
- IAN (10/5): Recharge your batteries - Just had an amazing couple of nights at Cotenham Barn recharged our batteries and ready for Christmas.Very warm welcome friendly and accommodating beautiful surroundings quiet relaxing and comfortable.
Thank you Phil and Jill.
Fully Recommend you will not regret it.

I loved the decor and the attention to detail with the amenities. Jill and Phil were the ideal welcoming but discreet hosts. I would go back any time at the drop of a hat.
- Verified traveler (10/5): - Beautiful grounds in a lovely area. Loved the little touches, such as homemade bread, apricot jam and eggs on arrival.
- P (10/5): A great base for visiting the Norfolk Broads - We greatly enjoyed our stay at Cotenham Barn, the sympathetically restored buildings and beautiful gardens provided a relaxing, central base for visiting the Norfolk Broads.
Our hosts were welcoming and friendly, provided helpful extra touches and a delicious breakfast, while the numerous birds visiting the bird table entertained us!
- Verified traveler (10/5): - Great place, great host, yummy breakfast. Very peasant stay.
