• Faye (1/5): RUDE owner, calls you shouting at 11pm! Dusty, dingy room. AVOID!!!!!! - My partner and I booked a night away due to a stressful family situation and were greeted on arrival by the hostess and her husband. All very nice. We explained a family member was critically ill in hospital and so it was a break from a stressful situation. We were also trying to celebrate our 8 year anniversary. Leigh asked where we had parked initially (holding a book to make a note of the registration we assumed) and we said we parked on the street so not to worry at the moment as we would head out for dinner shortly. We had the hostess’s number as she text previously to ask what time we would be arriving for the booking which we confirmed. Leigh advised us to park behind the hotel when we got back. Fast forward to the evening and We TEXT Leigh in the hope she might be awake and reply, apologised for messaging late and didn’t really expect a reply, to which she instantly rang me back and was extremely rude. She said ‘what do you want’? We asked if there was designated parking anywhere to which she replied ‘I’m not being funny mate I’ve got to be up at 6 to start cooking breakfast. Park yourself that’s your problem’ to then hang the phone up abruptly. I don’t know who she thought she was talking to but we paid £140+ for a bed and breakfast. If the request was unreasonable have your phone on silent or make it clear that parking isn’t anything to do with the B&B. (Well it is as they were going to write the license plate down if parked behind it). We didn’t experience the breakfast she cooked as we didn’t feel comfortable going to breakfast, and so we paid £140 for a very poor bed for the night and a rude insult on the phone. We have never been made to feel more unwelcome or uncomfortable in an air b&b and it caused severe anxiety and completely ruined our weekend. The sad part was no apology, no explanation and the reality is you can have all the quirky pictures of cats, dogs and animals you like. Rude host. Absolutely awful experience!!!!

• Volker (10/5): Wir waren jetzt das zweite Mal dort und werden gerne Wiederkommen. - Top Lage, sehr gutes Frühstück, sehr freundliche Besitzer, Zimmer sehr gute Größe und klasse Bad. Der Aufzug war leider defekt, dass ist für Gäste die nicht mehr jung sind etwas mühselig , da die Treppenhäuser in den älteren Häusern meist sehr eng sind.
• Denise (10/5): Great stay! - Beautiful house. Large comfortable room with everything you could need. Leigh and Mike are very friendly and welcoming. Sorted parking as soon as we arrived, and produced a welcome cup of tea. Suggested a restaurant 1 minutes walk away, which was excellent. Perfect location a couple of hundred yards from the leas cliff hall or a walk along the cliff tops. Close to shops. Freshly cooked breakfast, and good selection of other choices. A lovely stay, thank you. We liked everything!

We parked immediately outside which was a bonus and Leigh organised the parking permit before we'd even got out of the car! The bed was a little soft for our liking but the room was very comfortable and it did not affect our enjoyment of the stay.

And the most amazing and welcoming hosts, if you expect a lot, you will get more!!! And Folkestone surprised us so much, it’s absolutely beautiful! It was supposed to be an overnight stay to have an easy access to the tunnel crossing but we will definitely be back 👍 Nothing not to like.

The hosts were incredibly friendly and welcoming — they even contacted us the day before to say the room would be ready early and we could check in at 12 if we wanted. We were warmly greeted, shown around, and even offered a choice of room. The room had everything we needed, with stylish decor and super comfy beds. Everything was spotlessly clean. The location is perfect, just steps from the seafront and Zig Zag Path. Breakfast was outstanding, beautifully presented and absolutely delicious — like in a top restaurant. We would love to come back again!

• RaPs (9/5): Positiv überrascht. - Das gebuchte Zimmer entsprach eher einem Apartment. Von daher hatten wir reichlich Platz. Die Begrüßung war sehr freundlich, wenn auch Lea etwas überdreht wirkte. ;-). Das Frühstück war gut und wurde auf unseren Wunsch hin sogar 30 Minuten eher serviert. Bei Fragen zu Lokalitäten wurde gerne geholfen. Die Parkplatzsituation in der Straße und auch der näheren Umgebung ist sehr angespannt. Von daher kann es sicherlich passieren, das man entweder lange suchen /warten muss, um einen passenden Spot zu erwischen.

• Lisa (10/5): Lovely property, lovely proprietors, simple but delicious breakfast, after a good night’s rest in a very comfy bed. - Everything. Excelllent choice. Absolutely nothing to dislike. Loved it. Bit pricey, but worth the money for the location - and breakfast is included. Travelled by train so parking for us not an issue - though street parking is controlled and looked to be very busy. There are car parks nearby.

There is a parking garage behind the hotel, but you have to cover the costs yourself. The B&B doesn't have its own parking. Both were very kind, and we felt very comfortable. We had a great room with several rooms. It almost felt like an apartment. The B&B is very close to the promenade and the city centre. There's so much to do. Leigh prepared an authentic British breakfast for us in the morning, according to our wishes. It was delicious. If we come to Folkestone, we will come again. Best wishes from southern Germany. • Craig (10/5): Look no further if staying in Folkestone - We were greeted at the door on arrival by the hosts, who were amazing from the first to last minute of our stay. The room was spacious, with great decor. Breakfast was great, with plenty of options available.

Excellent location for the town centre. Breakfast was beautifully cooked. Good variety of jams, even marmite and peanut butter. Lovely sausages! The pillows were massive, fine for my husband but really uncomfortable for me. The shower head needed descaling. There was not enough hanging and storage for more than one night. Very nicely cooked breakfast but no bacon!!
