Lawson (5/5): Passable - Unfortunately the shower was not working but the staff got it sorted quickly. Needs to keep on top of general maintenance.Ie light out in hall way not working,had to use torch on my mobile to find the door lock and put key in lock.Towel rail in bathroom broken,hand basin coming away from wall, shelf above the toilet loose old screw holes in wall, curtain rail broken the woodchip wall paper on the ceiling peeling of the ceiling in serveal places.
David (1/5): I would never stay there again it was horrible - The property is disgusting cobwebs everywhere on hygienic and your room is not safe. People break into them do not go to this guest house. They are corrupt. I didn’t like anything about the property. It’s all faults advertising it needs take him down not to fit for human habitation. They don’t even wash the sheets. Hoover up or anything. It says bed and breakfast in big letters. You don’t get no breakfast.

Neil (7/5): You get what you pay for and I paid peanuts. We just needed a base to sleep at night and for that purpose it served well - Excellent location, everything you need is close by and it’s a short drive in to Skegness if you want venture out of Boston. Dated rooms, obviously not cleaned often.
Burch (7/5): Comfortable, could do with an uplift. The down points were compensated by the owners attitude. - Staff very accommodating answered all my requests. Location is excellent. Room was rather basic. A chair and small table would have improved the stay immensely. WIFI signal is a little week but workable.

Garth (2/5): Does not deserve any stars, let alone the three it purports to have. - Location. My daughter was running the Boston Marathon the following morning; so, ideally situated. One towel for two people; no soap in bathroom; basin in bathroom falling off wall; no working light in bathroom; FLEAS in bed!

Sophie (6/5): Pleasant - Comfy beds Our tv remote didn’t have batteries in it so we had to do it all manually on the tv Kettle and condiments provided however no form of sugar/sweetener nor spoons to properly make a drink. Bed and breakfast however was unable to provide breakfast currently
Pete (3/5): Suitable for a one night quick stay, I wouldn't suggest any longer as not fit for purpose - It was warm and dry would be about the only positive Large sick or spilled milk stain on carpet. Bed itself very lumpy and uncomfortable. Tv doesn't work. Floor by shower collapsing felt like potentially missing a floorboard. In truth I don't believe it is fit for purpose but maybe that is why it's so cheap. When enquired about breakfast was told between 06:30 and 09:30 initially I asked for 8 then half hour later asked to move to 9 and was told no due to lack of staff. I felt this was very odd as fell within times they had already given me so I decided to leave it.

Chris (1/5): Shocking - Absolutely nothing. Unclean nothing worked . Shower dribbled out so I asked for help and no one bothered and the water was cold. No heating and convinced the bed sheets were pre used. I'd advise nobody to stay here.

Gilbert (2/5): Awful - The staff gave us two folding chairs we needed as we were going to a garden party. She seemed nice but had language difficulties Everything. The room was dirty and smelly, the bed likewise and very hard, pillows hard and musty. Sink leaked so the floor was all wet, shower head broken, virtually no water pressure. Curtains falling down as the rail was broken. Wardrobe missing it’s doors. I could go on
Doyle (3/5): No no no! - Location was good for me. Needs serious investment. Everything was either broken or flat out worn out. Not clean by any means.
Chris (1/5): Not fit for purpose - Handy for nearby facilities A working shower would have been nice, no power to shower switch and looked like it hadn't worked for a considerable time. Light in room was in a dangerous state, bathroom window was damaged, as was the sink. Laminate flooring looked like it had been flooded at some point with gaps and curling evident.

Rachel (3/5): Poor - The bed was comfy. It was small, shower hard to work to get warm and then wasn't powerful. No hand soap. Double bed was big so needed a bigger quilt. Needs up dating and some more love put into the property and could be lovely. It was ok for one night wouldn't stop again. Also curtains where falling off up top as not attached properly.

Clive (1/5): Bad - Absolutely nothing The double room we booked was twin bed pushed together. The beds were very aged and worn. The fitted sheets on both mattresses were too small for the mattress so much so that one of the sheets was torn/ripped with the strain. The carpet was threadbare and shabby. the wardrobe door was hanging on one hinge only. severe lack of furniture in the room. There was two block extension leads trailing from one side of the room to the other feeding electricity to the TV/wall mounted sockets (totally against health & safety) the wooden blinds were broken in parts allowing light in and no curtain in the room at any of the windows. The electric shower was very dated and shabby as was the wc and basin. The only toiletries provided was two very small shampoo bottles. No hair dryer provided as stated. The room was meant to be for disabled to include wheelchair users, there is no way a wheelchair would be able to get into the room, via the corridor past the radiator as there was barely 2.5 foot width Also the shower is advertised as a 'Roll-in shower' see photo which clearly shower it is not When we asked about breakfast on arrival we were informed that there was no breakfast on offer, This was on the email we received after booking on line but right at the bottom of the email so we didn't notice it. Yet there remains a very large sign in the car park that this is a Bed & BREAKFAST establishment Finally and most importantly there is no fire escape should there be a fire. Overall VERY VERY poor B&B we shall NEVER return

No soap or toiletries. No bedside table or bedside light. No chair. No hangers in cupboard which had a door hanging off its hinges. Kettle useless and wouldn’t boil. No breakfast offered. Door only closed by a Yale lock so insecure

Nichola (6/5): - You get what you pay for. Its was functional, somewhere to sleep and sort of shower! Towel was lovely. Shower little more than a trickle for warm water. Bed was Comfortable, huge but if there had been 2 of us ( bed plenty big enough for it) the cover wouldnt have been enough. Tv had multiple lines down it. Website offered breakfast, its called a b&b- no breakfast available. And waited about 10minutes to find someone to check in. If all you want is a toilet and bed, for alot cheaper than the rest of the area- Bramley house is for you

james (2/5): Not the greatest stay that I've ever had. - Minimal attention on arrival. Case of there's your room. Bed dirty and smelly. For a double room only one cup and one towel. When spoke to host was met with indifference. Promptly left as could see that nothing was going to be done to rectify. The web images must have been taken years ago as they bear only a passing resemblance of the property. Should have read the reviews properly before hand.

Verified traveler (2/5): Book at your peril! - We drove up, parked and before we got out of the car we said "We will sleep in the car!" Run down buildings, shabby cloth hanging at windows. House and annexe smelled of damp. Looked like a haunted house at a fairground. My son stayed at better hostels on gap year! Only positive...the sheets on 1 bed looked clean. We never investigated futher. Left within 10 minutes and was homeless before our night out! Think rundown motels in films. Guy sitting out front of annexe building and said "he'd never seen so many people"(there were 6 of us). The lady who showed us around was polite. She banged on 1 door in house to tell to keep music down. Perhaps we were in Hotel California ( it certainly felt like it) This accomodation is not fit to be registered! It was cheap so I should have known. Will not be booking through hotels .com again. Didnt stay long enough to take photos.
Artur (4/5): - Mould everywhere. Needs refurbishment in overall. Tap almost falling. Dirty seat - looks like from the bin. Prehistorical windows, no attempt to even paint it...somebody took property in bad condition and milks it until somebody closes it. No acoustic insulation. In last room I was able to hear not only neighbours but almost a whole property. Good think - the carpet was clean. It really surprised me as it was only thing in order...
Richard (6/5): Clean/ comfy large bed other than the loud tv next door ok - Location comfy large bed Not enough sugar in the tea/coffee area and when it rained in the night a dripping sound I think from the window area maybe a leaky guttering made it hard to get back to sleep and the tv in the next room could be heard in our room and did not go off until 12 30

She handed me the keys showed me the room and I never saw her again. Curtains and carpet was filthy and stained. One sachet of sugar as part of the coffee making facilities. Wish I could have found a positive comment. Wasn't offered breakfast either.

Louise (4/5): Basic. - No breakfast included. Room was clean but extremely basic. I booked the room for 1 adult, 2 children and it could have been a large double bed or 2 singles. It would have been better to have had one large double but it wasn’t. Fair enough, but only 2 pillows and 2 towels provided? There should have been minimum 3 provided and spares. Also no hairdryer. The property in general was also quite noisy during the night and we could smell smoke in the room. It didn’t seem to come from outside so possibly from another room?
Reszeg (1/5): Bad - The photos on the internet do not even come close to reality. Dirty room, bad bed, dirty WALLs and carpet. It's a shame, I've never see such a dirty kitchen. I cleaned it myself so that I could prepare a dinner for myself. I would never want to rent a room there.
Dumitru (1/5): Bad - Honestly, my opinion, it's a horrible place, a bad smell, I checked in, left the key in the door and went to a local hotel. I do not recommend this location to anyone.
Shawana (2/5): Disappointed. - Actually the house is very dirty. I have been there for 3days but I haven’t seen anybody to clean even the lounge. All informations which written about the house is false. Everyone day I have to asked refreshments (tea bags, coffee, sugar and toilet rolls) which I felt uncomfortable for myself. I found the Microwave and fridge unsafest for people to use because is very dirty. Old carpet and Cobwebs all over the areas. Dirty water splashes on the car parks and not in the drains. Actually I wish healthy and safety people to visit now before serious actions could happen. Soon when I enter in the house I was shocked even taxi driver said “I don’t think is safe for your people” I am very very very disappointed. Everything, hosting were not friendly and horrible environments.
Stephen (5/5): Very reasonably priced and sufficed for a brief over night stay but is not somewhere I would revisit - Despite large sign outside advertising Bed and Breakfast and despite the site suggesting breakfast was available with this room . it wasn't! Host brought a brief two minute introduction to show us our room and that was the only time we saw her Run down property looking very tired. Beds were fine but decor badly in need of a make over. No attempt made to smarten up the grounds of the property. Wifi advertised was not accessible by the password given. Bathroom floor was shipping water from somewhere.

The laminated floor boards had huge gaps; the bed frames were dirty; the hot water kettle had yellowish stains on the inside; one of the spoons provided with the mugs was completely dirty; in the bathroom, the bath had stains and scratches at the bottom; the bathtub drain was darkened; the metal shower hose was also dark due to not being cleaned, as well as rusty; there was no rubbish bin in the bathroom, nor was there a toilet brush; the shower frame was also broken, as was the shelf where the towels had been left Speaking of towels, we were given 1 bath towel per person, no face towels… At night we could hear the people upstairs walking, as there was no sound proofing, as described. We had to get rid of two spiders before going to bed… As this was a ground floor room, the thin wooden blinds provided no privacy and there were no curtains either, which also let the light come in very early. Very disappointed, I thought Expedia knew the quality of the rooms, but this is shocking. I won’t definitely stay there again.

For the price - best in Boston. - *Clean and everything you need.* Nancy the host runs a tight ship here and was very helpful throughout (also makes a great English fry-up). If I owned a BnB I'd want her running it. I was here longer than expected whilst house-hunting - I'm used to S/C apartments (hard to get in Boston unless paying well over odds) - but was very happy with the room I had (front right at top which has own WC). The locals are friendly enough once you get to know them. Yes a bit dated etc but for the price you def won't find better in Boston. Recommended. *****
Kerry (2/5): - Where to start... The carpet was stained and disgusting, to the point were I couldn’t even take my shoes off. There was an actual hole in the window. The extractor fan in the bathroom was clogged and full of thick, dirty dust. The furniture was utterly shoddy (2 single beds, fold down side table above one of the beds, drawer/desk combo, one revolting and battered chair). The wallpaper was peeling and dirty. Cobwebs everywhere. The lampshade was revoltingly dirty. The noise from the road made the whole room shudder all night long. No mirror in the bathroom. The toilet seat fixings were broken. Best thing about the room was the enormous spider hanging out on the top of the window frame. Absolutely abhorrent place. I left a day early because I couldn’t stand another night of no sleep and feeling dirty just being there. Probably the worse place I have ever stayed.
REV DR EMMANUEL (8/5): Our Feedback - Our stay was amazing at Bramley Home. We were treated with a friendly atmosphere by a lovely staff member who was quite sympathetic, understanding and flexible. If possible, we would advise that a water tap be made available to collect kettle water for tea. Many thanks.

Fire alarm in bedroom one had no cover on or battery in and fire instructions on the door had no number on to ring in case of emergency . The pictures on the web site looked attractive but in reality the place was very run down . Beds very uncomfortable and past their best .
