In the property area we felt safe and secure. Some of the equipment didnt work such as blender (on request was provided a new one) dishwasher was out of order. Smell of mould in the apartment. Swimming pool and gym needs some more love.

- Nawal (9/5): Un séjour reposant et au calme - Nous avons passé un excellent séjour dans ce grand appartement, idéal pour les familles ou les groupes d’amis. Il y a vraiment de la place : l’espace est propre, spacieux et très agréable à vivre. La vue donne sur un patio avec piscine, parfait pour faire trempette ou simplement se détendre au calme. C’est un vrai plus. Un supermarché Super Aki se trouve à seulement dix minutes à pied, ce qui permet de faire facilement ses courses et de cuisiner de bons petits plats directement dans l’appartement. Côté équipements, tout est prévu : plaques de cuisson, four, réfrigérateur, grille-pain, lave-vaisselle… sans oublier toute la vaisselle nécessaire. On ne manque de rien et on se sent presque comme à la maison. Il y a également plusieurs restaurants et quelques cafés à seulement cinq minutes à pied, idéal pour prendre le petit déjeuner le matin ou aller boire un verre le soir sans avoir besoin de s’éloigner. Si vous cherchez un endroit confortable, bien équipé et calme pour vous reposer, je recommande vivement cet appartement ! Si vous êtes sensible aux insectes ou aux petits lézards, il est préférable de bien fermer les fenêtres et les portes pour éviter qu’ils ne rentrent dans l’appartement. Cela reste toutefois assez courant dans les régions tropicales et ne nous a pas particulièrement dérangés.

- ken (6/5): Interesting, but would not go back... - Digital entry codes worked fine - nice security guard to help you The place is very cool from an architecture and design standpoint - but it has aged a lot since the photos were taken. The apartments are very large, but the gym was in sad shape, the pool had large areas of missing plaster - not really sure how well it was maintained so didn't use it. It was pretty noisy at times (cars, yelling, motorcycles). Most troubling was that in the property next door they burned every morning - wood, biologics, but it smelled like plastics as well. A very toxic, acrid smell - so could not leave doors open. Came across 1 giant cockroach behind the sofa - but he was dead. The dishwasher was tagged "out of service" - maybe for quite some time. We went to two beaches - they were sort of nice, some sand, some rock, but totally littered with trash - made me sad that the lands were so defiled by human presence :-(

- Maarten (6/5): Slecht onderhouden (foto’s mooier dan werkelijkheid) - Appartement is groot, om de hoek zit leuke horeca Helaas voldeed het verblijf totaal niet aan de verwachtingen op basis van de foto’s. Het zwembad is sterk verouderd, met loslatende verf op de bodem en een beschadigd dek. In de fitnessruimte ontbreekt de airco die op de foto’s wél wordt getoond. Binnen waren er veel gebreken: een losse kraan, een niet-aangesloten (en dus niet werkende) vaatwasser, en bij de oven werkte alleen de grill. In de badkamer zat schimmel, waardoor het hele appartement onaangenaam rook. Na melding kwam iemand kijken en bevestigde het probleem, maar de conciërge ontkende het vervolgens en er werd niets aan gedaan. Dat deel van het appartement hebben we daarom niet gebruikt. Verder waren er vlekken op de banken en gordijnen, en veel roest in onder andere het doucheputje. Alles oogt ernstig verouderd en slecht onderhouden. Kortom: de foto’s ogen mooi, maar de werkelijkheid is teleurstellend.

Het zwembad heeft scherpe randen, de tenen van onze kids lagen open. De gym is niet zoals op de foto’s. Ook het appartement begint verval te tonen, gaten in terras, private pool leek wat onhygiënisch, verval van meubilair.

It just feels empty.

- Michal (9/5): A luxurious apartment in a not-so-nice neighborhood - A very spacious luxurious apartment in a brand new apartment building. There is a pool in a central courtyard and each ground floor apartment has a secluded sitting area with garden table and chairs. Parking slots are available in front of the building. There is security at the entrance. There is a fully equipped kitchen. It would be perfect if not for a few cons. Firstly, the apartment was extremely humid. All your clothes will be damp. There is unpleasant fusty smell, which we were unable to get rid of. The pool was rather dirty - I wouldn't dare to swim in it. The building is located in a rather bad neighborhood, almost a slum. We had a car, so that was not a big problem, but walking the nearby streets, especially after dark, is probably not recommended. Still, the apartment is so luxurious that we consider it was great value for money, and we could probably stay there again. The pros greatly outweigh the cons.
- Richard (8/5): I would have given this condo a 10 but because of lack of kitchen supplies could not. - Very nice spacious condo. Comfortable beds big bathrooms. First message to owner. Condo requires more kitchen dishes. 4 piece setting for everything . 2 extra place settings would be nice. There were no big bowls of any kind for kitchen cooking. these are cheap fixes. Maybe a few more gadgets and cocktail glasses. Message to potential renters, there is absolutely no condiments of any kind so be prepared. bring some of your own in a storage bin. There is no washer or dryer but laundry is close by. We did enjoy our stay. Stephanie sent a cleaner in after 1 week and he was great, thanks Stephanie.
- Patricia (8/5): Beautiful place - The apartment was spacious and comfortable, beautiful place. There were only 2 bathrooms with shower instead of 3 as in the description. One of the bathrooms was shared between two bedrooms (with 2 doors connecting) which was not so convenient. About the location, if you’re looking for a beach destination with easy access it’s NOT Tulum. The beaches are mostly private from resorts. We stayed at the hotel and rented a car to visit cenotes and lagoon. I would recommend renting a car in case staying at this location. Staff was kind and attentive.

It’s within walking distance to the center, but you’ll need a car or taxi to get to the beach. Easy parking and felt secure. The terrace had only two sunbeds—it would be nice to have more. A rack or something to hang wet swimsuits to dry would also be useful. We weren’t sure if the dishwasher had cleaning tablets, as we didn’t use it and washed the dishes manually. A dish drying rack was also missing.

We would have liked to spend a day at the apartment by the pool, but could not due to the state of the pool. this was really disappointing and i did not find it acceptable. I don't understand why this is not being addressed by management.

It smelled like a wet basement in both of them! We bought scented candles to make it work. We had to hunt for a lot of worms and geckos before we went to bed every night!! Staff were friendly, but didn’t understand English. We had to use google translator. The pool is extremely outdated. My son and his girlfriend got an excema after swimming in it one day. There’s mold build ups in the bathroom corners and our AC in the bedroom was leaking down the floor. You have three locks at the front door, but you wouldn’t have any issues to enter through the terrace door. They are not robust at all! It would be such a nice place and we would’ve definitely come back to this place, if they would take care of the issues we’ve mentioned!

- Brittany (10/5): Exceptional - We loved everything about the penthouse! It was perfect for our small group and had a good location close to downtown Tulum. Taxis to the beach were a little expensive but we expected that going into our trip. You’ll need to work with the host and collect business cards for local taxis to arrange pickup times in advance since the taxis don’t commonly drive by the complex on their own. It’s a quick walk to the Main Street though where you can wave them down if you’re traveling with 4 or less.

- Joanna (9/5): Excellent value for money - Our apartment was excellent, well equipped, clean and very well decorated, just like the photos. We were the only ones there and the facilities team were always available and communicative. It is located close to the buzzing street in La Veletta, with lots of bars and retsaurants. The communal area is in need of a little bit of repair/maintenance - the swimming pool is not very inviting as the paint at the bottom was all peeling off.

- Arianna (4/5): Unpleasant stay due to a robbery in the apartment - Our stay was ruined by the fact that we were robbed in the apartment. Below the details of what happened: When we entered the apartment we saw that one of the toilet seats was broken so we asked the administration if it was possible to fix it. On Friday night the administration told us she would send someone to fix the issue the following morning at 10. The toilet in question was next to the room where my friend was staying. She put in her bag on a chair in the room a little bag with her jewelry in it on Saturday morning. Two workers that the administration sent came in around 10:30 and left 20/30 minutes later. After an additional 20 minutes my friend realized that the jewelry bag was nowhere to be found. I contacted immediately administration and explained what happened, the response was that they trusted their employees and that it was “impossible” that they took the jewelry even because we were in the house and we would have noticed. Nevertheless after checking every inch of the apartment, and every single one of our bags, the jewelry still wasn’t found. Once we were sure that the jewelry was taken from the apartment we followed up until the administration came to the property and talked to the employees who denied taking anything. We then asked to speak to the police. The administrator, Jessica, told us it was in our right to speak to the police but didn’t offer any help, she also refused to give us the full names of the employees who they had sent to the apartment. We of course went ourselves to the police station and reported the incident. I will not be coming back nor I suggest to book this property.

- Alka (9/5): Relaxing and comfortable stay - The space was beautiful and well suited for our family of 6. We stayed at the penthouse Ph1 The pool was a respite in the august heat and it was close to cafes and restaurants The air conditioning didn’t work for the first 2 nights but the managers fixed it promptly. The pool looked like it could do with some maintenance and the gym’s treadmill didn’t work.
- Julie (9/5): This was an affordable, clean, spacious and nicely decorated apartment in Central Tulum! - The apartment was very clean and was decorated nicely in a trendy boho theme. There was plenty of room and was very much like home. It was quiet and the air conditioning units worked great in the intense heat of August! There was 24 hour security and we felt safe. It is located in central Tulum with several close by restaurants to walk to. It is very affordable and the penthouse can accommodate up to 8 people. This property is similar to an Airbnb in that the only communication you have is with the administrator/concierge by way of text. They respond in English and are pretty good at getting back to you but sometimes we had to wait more than 24 hrs for a response. The housekeepers do not come by and clean or replenish towels or linens until the end of your stay. In the heat and humidity we were taking showers more often and had to conserve/reuse our towels more than we would have liked. The front desk is security only- they do not handle any housekeeping issues/concerns. The mattresses and pillows were too firm for most of us. The community pool was a bit small and in need of repair. We used it out of desperation but it was generally not very clean and uninviting. The rooftop pool in the penthouse is very small and the water was really warm in August so we didn’t use it. The outside patio off the family room only had 2 lounge chairs- there should have been at least 6 since the penthouse sleeps 8 people. I would have liked more coffee pods in the beginning of our stay since they only gave us 5 and they are never replenished. When I texted the administrator/concierge they told me that I could buy them in a nearby store. I looked in several markets and they could not be found as they were very unique espresso type pods. We all had one tasty cup the very first morning and then they were gone. Be sure to bring lots of bug spray as the mosquitos were out in force!
