- Michael (9/5): Clean, well equipped, great value, great location. - Friendly host on site to hand over the keys. Working WiFi, equipped kitchen, good shower, nice location. Very reasonable price for a decent, very clean room. Not the Ritz, but perfectly comfortable, clean and well maintained. It’s an unusual layout, down some steep stairs to the whole basement floor, but it’s a decent enough space and a spacious bathroom, well kitted out. No real negatives except perhaps the fairly limited window of time to check in.

- Robert (6/5): A convenient stopove, but a little thought and investment this coukd be a lovely place. - The place was very clean, the shower was powerful and nice and hot. Fresh towels everyday and change of sheets.
The staff were helpful and friendly.
The location was perfect for our planned visit to Kings Cross It was a bit run down. The window needed to be propped up with a box and the TV did not work.
The ‘apartment’ was a badly shaped room with 2 beds shoe horned in.
A random selection of cutlery and crockery. Weirdly no teaspoons though.
The front door banged very loudly when people were coming and going.
The ‘office’ looked really messy and run down which made us really worried when we arrived about the care and concern for the visitors.

- Eva (8/5): - Le logement est bien situé, propre avec un extérieur. Le personnel est sympathique et accueillant. Nous avons choisi ce logement en particulier pour sa cuisine équipée.
Cependant, aucune poêle ni casserole n’est disponible, ce qui rend les plaques de cuisson inutilisables. Il n’y a également que trois couverts, ce qui est insuffisant, et aucun torchon n’est fourni.

The staff were very friendly and carried my suitcase upstairs.
Tea and coffee provided. The bed was quite uncomfortable, it was really noisy as the walls are quite thin and it’s on a busy road.
The towels smelt weird and the bath/shower wasn’t clean, the shower curtain desperately needed replacing.
There was no toaster and not much cutlery available in the kitchenette.
The furniture was old and worn. TV didn’t really work.
Check in time was awkward, especially as it’s quite far from central London, they have a strict policy whereby if you’re outside of the 3 hour window then they charge you £30.
You can store your luggage in reception for £20.
Smelled of cigarette smoke in reception.
- Pernilla Annette (3/5): Too expensive for what you get - The staff where friendly and cleaned every day. There where free coffee and tea. The bathroom where little but clean. The pictures didn't do the accommodation justice. We were given a room on the first floor but it was more like a basement. Bars on the windows and a view of a cement wall. There was roadworks going on outside so it was a bit disturbing. One of the beds was very uncomfortable, you could feel the springs through the mattress and it was very hard. The waterpressure in the shower where very weak so it took some time to wash the hair. We asked for a late check out but for that we would have to pay 30 pounds for 3 hours even though there would be no guest coming after us.

- Sabina (4/5): A very disappointing experience - We chose the property for the location - very well connected, direct bus line to King’s Cross. It was also decently well heated with the help of an electric radiator. Those are roughly the only positive aspects. First and foremost, the bathroom. We weren’t expecting much but it was still very disappointing. Very, very small, you’re literally at risk of falling into the shower hole when entering it - it felt like a train bathroom. Second, the overall cleanliness, and especially in the bathroom. Everything smelled bad and felt very unclean, the sink looked rough. Third, the bed, the mattress was old and quite uncomfortable. Fourth, the noise, you could hear everything in the streets, and the old floors would make a lot of noise when walking on them - and you could hear all the steps from the apartment above. Generally, we wouldn’t have been so upset if it weren’t for the quite high price we paid for the stay.

If you require a bigger bathroom or kitchen then you will have to pay more somewhere else. It was value for money The kitchen could have been better equipped there was little cutlery only 2 knife and forks. No spoons at all. Also no tea towel to dry the cups n plates
- Usoa (1/5): Avoid it. - The location, since we had to be near Kings Cross Station Once I had booked and paid for the room, I received an email saying that checking in could only be done from 14:00 to 17:00, with a £30 charge after. In a city the size of London, a 3 hour window to check in is nothing, particularly if you are working, which was my case. By the time I made it back to the location, the guy that was there anyway and hardly spoke english, opened the door and made me pay the "late fee". For the price i originally paid via booking, the place was acceptable, at £30, it was a rip off and we could have gone to a normal hotel.

Even after report to the owners it didn't get fixed, but radiators were warm

- Spencer (10/5): - Nice location with lots of coffee shops and food nearby. Very communicative staff. Room and bed were clean. Booking said the room had AC, and it did have one of the small, portable units that exhaust out the window, but it did not have a proper bracket for the window, nor did the AC ever seem to really work. This wouldn't have been such an issue if our stay wasn't during one of the hottest days in London this summer. Because of this, we ended up avoiding going back to the room until it had cooled off considerably outside. We did bring this to the attention of the staff, and they replaced the AC, but it really didn't make much difference. They did, however, give us an oscillating fan that we were able to set next to the bed, which made sleeping tolerable. The bathroom was a little tight, and the shower curtain was a bit mildewy and smelly. Overall, it was an adequate place to stay and would likely be very comfortable during a cooler time of year.

The staff were lovely, and the bed was comfy, the kitchen was a little small but perfect for me (single traveller). The bus stop outside was also very convenient. The staff helped me with my very very heavy suitcase without me asking and were so accommodating. I couldn't work out the aircon, and the kitchen was very minimal (could have done with some more cutlery and crockery), but it didn't detract from my stay at all!! Wonderful place.

If you are just looking for somewhere to sleep it's perfect.There were no ironing facilities even though it says there are in the property description. There are no mirrors other than the two in the bathroom, and the lighting is awful (so putting on make up wasn't great)

- Jason (2/5): - Read the fine print: they expect you to arrive in a 3-hour window, and charge you 30 pounds extra if you don't. In thirty years of traveling, I've never seen anything like that. The room is a deeply overpriced hovel, even for London. We stayed another night, earlier, in Bloomsbury for half of the price, and in a larger room. The staff are unfriendly and unintelligible. I encourage you to keep looking.
- Rob (2/5): Just no. - Ok, I’m not quite sure how these apartments got such good reviews. I wasn’t happy with the room when I arrived, but things got worse. I accept that these are cheap(ish) places to stay and that London is expensive, but really - these are poor rooms. The room was downstairs and very small. The photos are misleading as there was no table and chairs, just a back door and a barred window (nice!) There was a hob that worked, but as there was no saucepan or frying pan I’m not sure what use this actually was. They had put an AC unit in the room, but it was very old and the size of a fridge, which limited the space in an already confined area. Ok, so it’s cheap, but in the morning it got worse. Turns out the toilet and the bath waste pipes are linked. The toilet was apparently a little blocked and, well, the waste came up through the bath plughole. You can imagine. I complained and, to be fair to the owners, they refunded both nights payment with good grace, but really, this is not somewhere you want to stay unless you are a backpacker or a student. It’s grim. And unless you check in within a specified time (2-5?) you have to pay an extra £30 fee. Well, at least they refunded that too.

- Hannah (6/5): - It was a nice clean room but there was no fridge and no cooking appliances. There was only a kettle. Looking at the pictures on the site and going by the name ‘studio flats’ we expected at least a fridge no a microwave and toaster. We had to hang butter out the window and put milk in the sink with cold water. Great bus links co-op close by for food. Just be careful that the pictures are clearly not accurate for all the rooms.

- Neale (1/5): Awful - Absolutely nothing I have travelled widely though out the world, and this is well up there with the worst I’ve ever stayed in, it’s a dump, the room was tiny, with an insanely uncomfortable bedroom upstairs, at 5’8 my head touched the ceiling stood up, the bed was on a platform, meaning we were less than 3 feet from the ceiling, the place stank of cigarette smoke, barely anything worked properly, the tv had no remote, so couldn’t be turned on, the bathroom was rank, as were the communal areas, the kitchen area consisted of a unusable microwave and the fridge smelt so bad we didn’t put anything in it, we spent the whole night trying not to touch anything, most of the furniture was dirty, please avoid this overpriced accommodation

Would give 6.5 but that's not an option through booking! Everywhere smelled like someone has been smoking inside, bed smelled weird, thin walls (could hear outside and inside noises).

The accommodation is situated on a main road so there are plenty of shops nearby. Coffee Shops, supermarkets and a petrol station.
the accommodation is quite nice with a toilet, shower and sink. There is a small kitchenette with a floor standing fridge and a microwave. The crockery and utensils are based for 2 people sharing. Tea, coffee and sugar is provided. The accommodation is nice and clean except the toilet (needs to be cleaner or replaced). Other than this, we found the accommodation to be ok for ourselves. We stayed for 2 nights.

- Ammar (5/5): Not value for money at all - Disappointed - It had all the amenities. It was clean and the location was very good with very good links to the public transport. The landlord/manager doesn't speak English, so communication was a big problem. The bedroom is in a basement, and the way down to the basement is extremely narrow and dangerous due to steep stairs. People with luggage will find it very hard to manoeuvre their bags to and from the room. The room in itself is extremely dark with a very small window for sunlight. It is not recommended for claustrophobic. The walls are paper thin, and I could hear everything from the room above. There is no policy of keeping the noise down after 10 pm. As a result, I had a very bad sleep. All in all, for the money they are charging, it is not worth it.

'Studio flat' was a basic tiny hotel room with a kettle and ensuite.
Thin walls/ceilings
Gap at bottom of door and being the first room near the entrance meant I was woken multiple times.
Bed sank in the middle (not soft, just dipped)
Blue flashing lights built into the plug sockets
If I was travelling with my partner I wouldn't have stayed the night and I would be leaving a worse review, as I was alone and down for a wedding... The room didn't matter too much but overall I was disappointed and the hidden fee is just infuriating. I understand people need to be payed for staying late but £30 for a 5 minute handover of a key is ridiculous.
- Mollie (8/5): Clean and Simple, Great Location. - It was nice to have a private outdoor area. Everything in the room was spotlessly clean. Bathroom was clean, private and functional. Good storage. Great little base for a day and night in london. Sheets, towels, tea, coffee and toiletries included. Garden has lots of potential but is being used more like storage. Hairdryer had a European plug so couldn’t be used. Remote control needs cleaning. Couldn’t use private entrance as back gate was too hard to open.
