- Jennifer (9/5): Would 100% recommend this property and would stay here again. - Honestly, we loved almost everything about this place. Great location, super friendly staff, lovely breakfast included in the price, hot tub with fantastic views, meticulously clean facility with lots of beauty and charm. Our balcony room was extremely loud at night. To be fair, there were earplugs in the room, but those usually don’t fit my ears. Instead we tried using white noise via YouTube, which helped a bit. I don’t think I would stay in a balcony room again but imagine the other rooms are much quieter.

I took an Uber from the airport and never needed a car during my time in Viejo San Juan. The location was also helpful to take a break from the sun and heat during the day as I visited town and the forts. The host was very helpful, kind, and attentive. I could not have asked for a better stay. I would return to this hotel in a heartbeat.

Delicious breakfast offerings, soft towels and sheets, very clean, extremely friendly service, helpful suggestions on places to eat, shop and visit, centrally located, air conditioning that keeps the room cool and the best part was the beauty of the place. It’s very obvious the owners and staff care and are customer oriented. I would highly recommend staying at 325! Thank you for helping our trip to el Viejo San Juan so wonderful.

The option to stay on the ground floor is perfect for those who may have difficulty with stairs.
The location made walking the town so easy, so we feel we got to see everything we aimed for in the 36 hours we had before we cruised. I would definitely stay here longer on a future trip!
The included breakfast was a wonderful surprise. Made to order! Not your standard included hotel breakfast.

The place is kept meticulously clean, with rooms generally cleaned while guests enjoy a very nice breakfast. Rooms are quiet, although we had one off the street, so I can't speak to the balcony rooms. Definitely recommend this place as a great place to stay for the money! The hosts are most gracious and offer great suggestions for activities and restaurants nearby.

- 347tessd (6/5): Unwritten rules - This is a fascinating old building, with the high ceilings and doors typical of old Spanish architecture. There is no elevator and stairs are not ADA compliant. We were prepared for that. I am marking 352 Guest House down for failure to provide for the guests. We had a 12:45 taxi to Ceiba. The hotel was kind enough to allow us to leave our luggage in the entry room. (there is not really a lobby). One of the members of our group discovered the need to access a back pack at 11:00. Suddenly we got a call that we now had to remove all our luggage, an unexpected, inconvenient turn of events. This misunderstanding could have been avoided had the staff told us we would be able to access our luggage only once. I would not stay at 352 Guest House again.

- Fishy60609 (10/5): 352 exceeded expectations - The staff does an amazing job of giving explicit instructions as it is a Boutique hotel without a traditional hotel lobby. Communication is key, our flight was delayed and we informed the staff our new time of arrival. They were there waiting for us. The location is centrally located, easy to walk to sites, shopping amazing restaurants and nightlife. The rooms are clean and beautifully decorated. In the evening it was quiet. The rooftop area is inviting, relaxing and great way to end your evening. There were plenty of options for breakfast, not only was the food tasty; the presentation was very creative.
We traveled with my brother and his wife. During our stay I did not see any children.
We would stay here again in a heartbeat.

The hotel is amazing inside, extremely spacious with enormous ceilings. The hosts , Freddy and Teresa are so helpful and their breakfast is the best! You will have a very much enjoyable stay.

We were able to walk from San Cristobol at one end to El Morro at the other end and not be far from our hotel. The at,osphere is old town Puerto Rico, and the house has an interesting history with its arched doorways and high ceilings but it’s also updated with new bathrooms. Cleanliness gets a big plus with an attentive staff to,see to your needs and safety. It’s a quiet guest house with lovely art work throughout. My daughter and I enjoyed our stay very much.
- RRHouston (10/5): Love this charming historic hotel - My husband and I love this boutique hotel. We have stayed here every time we are in San Juan for exploring or cruises. The location in Old San Juan is perfect for shopping and there is a plaza, about a block away, for Ubers during busy work hours. The room is beautifully appointed and comfortable. Security is top-notch, as we feel safe returning late at night. Their delicious breakfast, especially blueberry pancakes, are served in the cutest patio area. The staff is minimal which is perfect as they have anticipated all your needs beforehand. We highly recommend this hotel if you are looking for some San Juan charm. Oh, they also have a rooftop view and hot tub!!
- tdgoodhue1111 (10/5): Wonderful base in Old San Juan - Superlatives: Friendliness, cleanliness, location, breakfasts, original art work all over, highest ceilings ever, historic, roof deck, and jacuzzi (although we never used it). We had a balcony room, and it seemed worth the extra $ to be able to look over the street. Not noisy. It didn't matter a bit that there was no desk. All was set up for our independence AND help was there if ever we needed it (we didn't). If we go back to OSJ, for sure we will go to 352.

This is a very charming building with original wood and tile work throughout. I loved the rainfall shower and although the room we had did not have a window, it really wasn’t an issue as we just slept there. The only con is the beds and pillows being so hard, but some people like a firm mattress. It wouldn’t deter me from staying there again though. The staff were wonderful, attentive, and kind. The included breakfast was delicious as well.

Outside Old San Juan, a 15-20 minute Uber ride to Museo de Arte de Puerto Rico, contemporary art museum in Santurce and the Ron del Barrilito Rum Factory Tour in Bayamon. The owners of this wonderful hotel are just like the place itself — wonderful and incredibly kind. They were truly perfect. I recommend this place 10,000%!
The breakfasts are delicious — we loved absolutely everything from beginning to end. The room, the quality of the bedding, the bathroom — everything was fantastic.
It was truly a heartfelt favorite and the best hotel we have ever stayed in.
The hotel is filled with kindness and has an atmosphere that immediately makes you feel at home — cozy and perfectly in harmony with the beautiful city of Old San Juan.
We will definitely return to this hotel on our next trip.
Don’t miss the rooftop terrace, which is absolutely charming, full of plants and featuring a great jacuzzi.

Such a kind staff and beautiful old building that has been well maintained. Loved having a drink on the rooftop. Breakfast is yummy and runs from 7:30-9:30, but we were turned away at 9:10 one morning. Certainly not the end of the world but plan accordingly if you usually catch the very end of a breakfast window at a hotel.

- ksufan88 (10/5): Would definitely stay here again! - We arrived shortly after 11am for a 2 night stay. Our rooms were not ready until after 2pm, but the hotel stored our luggage for us and later moved it to our rooms once they were available. They also texted us as soon as the room was ready. Most of the rooms are on the 2nd floor with no elevator, but they do have three ground floor rooms that you can ask for when you make a reservation. Our room was very nice with high ceiling, good air conditioning and a good-sized bathroom with plenty of space for everything. The hotel was very quiet with no street noise. We also enjoyed their fresh-cooked breakfast (choice of 6 options plus beverage) which was included with our stay, served from 7:30 to 9:30 AM. We did walk up to the rooftop where were we saw a number of lounge chairs and a hot tub where a time could be reserved using their website.
- CTRS2010 (10/5): Feels Like Home in the Heart of Old San Juan - We had the pleasure of staying at 352 Guest House in Old San Juan earlier this month, and this boutique hotel is truly amazing. From the moment we arrived, we loved the warmth of the property and how inviting it felt like staying in someone’s home, but with the added comforts of a delicious, thoughtfully prepared breakfast and modern technology that made us feel safe and secure while traveling.
The rooftop area is the perfect place to unwind in the evening. It’s quiet, relaxing, and offers a beautiful setting to enjoy the night. Be sure to reserve the hot tub the views from there are absolutely stunning.

The building has amazing historical beauty, and the rooftop deck was a private oasis we enjoyed daily. Location is great, its not on one of the loudest streets lined with loud bars, but you're minutes away from great restaurants. Highly recommend a balcony room. Breakfast was delicious and Teresa gave us great suggestions for things to see. We would definitely go back

We have been fortunate to have some incredible global travels in 35 years and we always look for the perfect, intimate stay. The location in old San Juan is a perfect jumping off place to explore the city and all it has to offer. I would recommend this to anyone going to San juan!

We cannot be more happy with our stay. We initially looked at MANY different places and reviewed many reviews from different hotels. The top things we were looking for were cleanliness, location, peace and quiet and affordability. We also hoped we could find a place that included breakfast, but it was not a top criteria. We were read some bad reviews in all the hotels we looked at, so we had to weigh the good and bad. We are so happy we ignored the bad reviews given to 352 guesthouse. We found the bad reviews were unfair and unfounded. We were so surprised to find that not only our expectations were met but they were far exceeded. We did not have any surprises and the ones we did have were incredibly good surprises. What we found was an incredibly warm family atmosphere that was not only professional but also very accommodating and welcoming. I cannot describe how happy we were in our stay. Freddy and crew treated us like family and beyond. We travel a lot and typically stay at Bed and Breakfast locales and this was even better than most Bed and Breakfast. The other thing we liked was the they are meticulous about cleanliness and quiet. We really appreciate a very clean and quiet stay anywhere we go, and they exceeded our expectations. They also helped us with recommendations for restaurants, travel and even storing our luggage. I even feel that part of the reason we had such a good vacation is knowing we were coming back to the hotel every day - because it felt like home. Thank you so much Fredy and the rest of your wonderful crew for such a pleasant stay. Please do not be mislead by the bad reviews, this place is gold. I never typically write reviews and if I do, they are for criticism, not for praise (yes I am one of those people). The hospitality, service, cleanliness, location and breakfast are all 5-star. Kudos to this small family run "guest house" they do a wonderful job and are always there if you need anything. There are many places to choose from in Old San Juan but this one is a gem and an easy choice. We enjoyed having our little oasis in the middle of this crazy old town, with a really nice homemade breakfast to start each day.

The staff were all very helpful and attentive from before our arrival to our departure. Our room was lovely and spotless and quiet. The rooftop deck was a wonderful place to spend a couple of hours relaxing. The cooked to order breakfast was perfect. We highly recommend the 352 Guest House and hope to return there someday.

Our mattress was a bit hard, sleep was a little rough.
Platform to use the texting feature or call was a bit slow. All other options on the platform worked well.
- joefS3241IM (2/5): Unreasonable and unprofessional management - The room itself had a unique ambiance, we genuinely appreciated that aspect.
However, our overall experience was marred by an encounter that left us stunned. While we understand that some establishments enforce strict policies, the level of rigidity and hostility we faced was beyond reasonable. We were simply trying to move a few wedding gifts downstairs to the main exit door so that family members specifically the groom’s parents could pick them up and take them to the rehearsal venue. This process would have taken no more than two minutes.
Instead, we were met by a man who appeared to be either the manager or owner. He immediately confronted us. Without any real attempt at understanding or dialogue(we at first apologized), he blocked the door, physically jammed his foot in it, and locked my wife out threatening to call the cops. This behavior was uncalled for.
There was no empathy, no professionalism, and certainly no tact. My wife had recommended this hotel to others coming to the wedding, but after this experience, we’ll be advising everyone we know to stay elsewhere and avoid like the plague. Hospitality should be grounded in respect and basic human decency, qualities that were sorely lacking here.
To the individual in who confronted us(freddy I believe): your conduct was unacceptable. You demonstrated a complete lack of judgment, and if this is how you treat guests, it’s only a matter of time before word spreads and business suffers.
In short: the room may be nice, but the management is not. If you value a respectful, reasonable environment, look elsewhere.

Freddy was so accommodating, from allowing us to leave our luggage hours before check in, to the spotless beautiful room, to the GOURMET quality breakfasts! The rooftop was an added bonus offering great views, plenty of seating and a jacuzzi to boot! Location is perfectly situated in the heart of old San Juan, a short walk to all the sights, shopping, and restaurants! Highly recommend!

The location is unbeatable—walking distance to many great restaurants, shops, and local attractions. It’s so convenient to everything you want to see in San Juan, yet the hotel itself is incredibly quiet and peaceful.
The staff were friendly and welcoming, always ready to help with a smile. I couldn’t have asked for a better place to stay. If you’re looking for a clean, comfortable, and perfectly located hotel in San Juan, this is the one. Highly recommend!

The property is stunning inside and exceptionally clean. Security is excellent with card key entry through all main doors. Housekeeping was discreet and quick but always good. There is nothing to not like, if I had to think of one thing that could improve it then I would say provision of more toiletries, however, this was not an issue.

- jcP7466AM (10/5): superb location - Excellent boutique experience - I stayed 2 nights in San Juan Puerto Rico after our cruise terminated there. There are several points to note which I'll detail but in summary, everything was great.
1) location - in old town San Juan, perfectly located where I could walk about and enjoy tourist level activity. All taxis, Ubers know this place and all walkable. The nearby Fort attraction was closed due to US government shutdown but we were able to walk and take photos from the perimeter. Souvenir shopping and mini marts around town but the closest mart was about 100 meters away.
2) hotel itself - very quaint, well maintained. Showers were strong with hot and cold working. AC was very cold in room and common areas. No elevator so you must be able walk up the stairs, For me it was one level up. The staff helped without me asking, and carried our luggage up and down. A jacuzzi was on roof but we never used it so no comment. Bed was queen size and comfortable with blanket in between sheet layers. There is a doorbell and staff answers promptly. Website mentions no front desk but staff is on the property doing there work so contact is not a problem. Talking to staff it is family owned and looks like family members are running the day to day activities. Speaking English was not a problem. All doors were keycard or button secured so no visitors allowed. Very quiet.
3) Breakfast - included. I knew about this in advance but was surprised it was not a continental breakfast. It is cook to order and an online menu provided. We had cappucino with breakfast burritos and it was hot and delicious . All served by waitress. Note breakfast ends at 9:30 so late risers be aware.
4) Cancellation policy - you can cancel 3 days before your reservation. I mention this because we scheduled during hurricane season. When picking a hotel most had much earlier cancellation requirements. Having the option to cancel if a hurricane is nearby was huge. One cannot predict if a hurricane will come this way if the timeline is way out from your reservation date.
I would definitely book again should I head this way.

- Extraordinary828574 (10/5): A seamless merging of local history and contemporary amenities. - Truly wonderful. We will most certainly be going back. They have almost seamlessly combined the old and the new. The building is historic and grand, and yet they have crafted warm, intimate, and contemporary spaces. The rooms feel open, with gorgeous high ceilings, but the soundproofing is so good that they feel more cozy than cavernous. We had a balcony room, so we could open the doors and feel a part of Old San Juan when we chose to, and close things off for a good night's sleep when it was time. We were so happy to have gone with lodging right in the heart of things. It would be a crime to generically refer to Freddie and Theresa as "the staff" because their hospitality always felt familial, never purchased.

The location is perfect and the historical home in Old San Juan is impressive, immaculate and inviting. We were greeted by the warm, friendly Teresa who showed us around. Our room (#2) was impeccable and had a nice balcony. I think we tried everything on the breakfast menu and it is all fantastic! (I especially recommend the French Toast and breakfast burrito.) it was still quite hot while we were there, so we didn’t get to enjoy the terrace, but it was a nice option. 😎
We were sad to leave! Teresa made us feel so welcomed and we looked forward to seeing her in the mornings. We can’t wait to go back!

They have found a way to blend modern conveniences with a meticulously restored historic building. We loved our room with a balcony. The location was perfect for walking to restaurants, shops and historic sites. The hospitality of the staff was superb - we can't say enough about how welcoming and helpful they were! A highlight was the made to order coffees and full breakfast menu. If there was a rating beyond Excellent, we would certainly give it!

Y en todo momento te sentías muy vigilado con tantas cámaras... que entiendo que tengan que estar por nuestra seguridad pero si te dabas cuenta era algo incómodo.
- chantaullopera (10/5): Lovely accommodation - This is a really cute, unassuming, technology forward accommodation that is in a perfect location.
My room didn’t have a widow - which I actually think worked in its favor as it is right in the middle of the action but the room is very quiet. Inside is peaceful. Very tall ceilings and large bathroom with a rainfall shower plus a hand held shower - great water pressure. They have direct tv if you end up needing it. There is a fridge and safe in the room as well.
I want to say “it’s clearly a family run place” because that is what it feels like but I’m not entirely sure. What I do know is they were extremely polite, accommodating, and anticipated of anything I could possibly need.
Technology is great. You get a room key to open everything and they have an extensive manual of things to do, places to eat, but also information on the accommodation; bag storage options.

- RearAdmRalph (10/5): Why would you stay anywhere else in Old Town?!!! - 352 guest house is superbly decorated (nice mix of historic vibes with modern features), clean, and very convenient to great restaurants and boutiques in Old Town. The bed was very comfortable, walk-in shower with rainfall shower head, in room espresso machine, small fridge, Roku flat panel TV, hotel app with info on the hotel & points of interest, and hotel card readers that say your name were all great features. The location is great and makes for a short walk to historic aspects of San Juan, local shops & restaurants, and a $5 rideshare to great beaches like Escambron. Breakfast ihere is great..! I I enjoyed the mocachino, eggs, beans & avocado both days of our stay .Theres also a rooftop lounge & a jacuzzi that can be booked an hour at a time with an ocean view. We are so glad we chose 352 Guest House and would gladly stay again.

Teresa is absolutely delightful and made us feel instantly welcome. The key card readers welcome you with your first name every time you use the door and the space smells both calming & refreshing - it's the best. Comfy beds, delicious breakfast, and a central location make for a perfect stay.

The breakfast was a full service meal, with a full list of delicious coffee drinks. The staff were kind and attentive. It was refreshing really to be somewhere that was run with such care and attention.

- valeriocG8898TO (10/5): August Anniversary - I had an amazing experience at this hotel, me and my wife were in Puerto Rico for our anniversary. frist off the burrito 🌯 was my favorite on the menu, I highly recommend the turkey with chesse, secondly the staff members were on top of everything, we lost power 🔋 because of a rain storm but they fixed it ASAP. All of the staff-members were very polite and friendly, easy to speak with and they actually care about you.

Not only is it situated in Old San Juan, making everything you could possibly want to explore accessible, but it’s also a beautiful, comfortable, and welcoming place to rest and relax. I was welcomed by name as soon as I walked in late at night, and explained all the amenities.
The rooftop is a lovely place to unwind, and the jacuzzi is a great area to relax while enjoying the view of El Morro in the distance. The staff is simply wonderful! They are friendly, hospitable, and take great care in ensuring all guests are comfortable and have everything they need. They also have excellent suggestions for areas to eat or visit. Breakfast is delicious— take time to enjoy their coffee and French toast. My room was cozy, comfortable, and so clean!
I highly recommend a stay here next time you’re spending time on this beautiful island!
