What an amazing peaceful serene space, you can’t help but relax. It’s in a great area near varying food options and close to all the hot spots while being so quiet. Also the property host is AMAZING!

The location

The water pressure did drop at times for the shower

I was told there was a laundry service put it out not collected, no house keeping all week when we were there ! Kept awake one night by very loud music from other guests that , weren’t asked to keep it down , but we were asked on arrival to think of other guests !!! Believe the owner was one of the party 3-7 am ! No hot water for first few days , then new boiler fitted

The setting is beautiful. And everything very tasteful! Bed was very comfortable and big.

The shower was terrible. Water goes all over, little pressure (understandable in the jungle) and impossible to balance hot/cold water. It’s a bit disappointing for the cost paid really. Also a kettle to boil water and a microwave would be really useful. One of the main points for us to stay here was the kitchen, but cooking/eating at home without those is quite hard.

Clean, complete amenities, very good communication with host, and host went above and beyond to accommodate our group.

The decor of the villa, it's charm and it's location - particularly a green space around our unit (nicely illuminated at night) as well as a very close proximity to the beach. We also loved the observation point at the end of the garden from which we could watch and photograph the birds early in the morning, while still wearing our pyjamas! We also appreciate a cortious and quick responses of the staff member ( may be the owner?) Alexandra and clear directions provided by her.

Our villasocation, a bit too close to the main gate of the property and a very loud music from the nearby restaurant, at times.

Parking

Where do I start? Did not feel secure, tons of bugs inside the cabin, smelled to mold, sheets were dirty, towels stained, linens were cheap and a light in the bedroom flickered on/off at 3am in the morning! I would not recommend this place to anyone.

Super lovley and accomodating hosts and staff. Beautiful Villas, very roomy for 2 people. The kitchen was very practical, as it is very expensive to go and eat out in tulum (at the zona hotelera). And there was also a very cute Dog at the premises. It was very nice that we could use the beach entrance of another hotel without paying extra money, as there is basically no free beach entry in tulum. There is also a nice pool and grilling-area.

In the rainy season it is likely that the roof will leak - but everyone made sure to fix it asap. We even got to change our villa for 2 nights as it was raining inside the bedroom. There are a lot of mosquitos at the time we visited, but i dont think you can do a lot to prevent that.
