Neat, clean and spacious rooms. The hosts Bart and Wibke are the best and made us feel at home away from home. Amazing mountain views from the room. The guesthouse is close to major ski areas and is easy to reach from innsbruck. In the summertime guests can use the pool and there is a sauna available.

Unfortunately our stay there is not considered as a good one. The main thing you feel like under constant observation by the owner of the property. Owner is pointing out to you things and is not giving anything in return - like when asked how to get somewhere she just gave me the leaflet, thats it. Didn't warm to me at all. Choosing this place you need to bare in mind that they will charge you a lot of money for final cleaning the room (60 euro), and in the end you need to get rid of the rubbish yourself and leave everything clean and tidy like dishes, etc. There is as well the KUR Taxe which is i think 1.35 Euro that you pay per person and per day. At the end of the stay the owner gave even me the list to check if leaving the place we did all what is requested on the list... not nice. Very stiff and very unrelaxing stay. In the end we left one day earlier as well. Not recommended at all.

Nice location, friendly people nice clean apartment. Like to come back again Breakfast buffet was superb, with fresh produce from the region. A lovely outdoor heated swimming pool, ideal for children after a trip they could still swim. From the apartment Edellweis you have a nice view of the mountains

The accommodation is good and comfortable, the apartment has everything is needed except radiators to dry clothes. There is heated ski storage and boots are very dry and warm in the morning. You would rather have a car to drive to ski lift as the ski bus require walking up on the way back around 500 meters and the bus is not very frequent. The sauna was free and just require notifying the host in the morning to warm it up for you in the evening. We didn't use bar and breakfast facility.

We were met by Ester. very helpful and friendly. Skipasses and skimobiel were organised and we had the sonnennalm apartment. great space everything was in working order. great views of the mountains. Only 10 min from the gletcher in Kaprun. Breakfast was of high quality everything you need. thank you for a wonderful week Gert and Ester

To be honest the hotel is in general is good located 5 mts from zell am see But the service was very poor ! The bathroom was outside the apartment( 2 room+1 kitchen) we have to research for him to give us tissue (roller) for the bathroom They enter the room when we outside (I don't know why!!) NO Privacy !!! So I Don't Recommended it Ever

Even if we were in Austria for many times in summer, this was the first holiday during winter time. A perfect decision to come here, on Landhaus Kitzblick, with our children (1,5 and 6 years) The location, the comfort of the room (Sissi), our guests, everything was great and, when the holiday was ending, we left them with a lot of regrets but with the promise that we will come back soon.
