No directions to car parking. No staff available to consult. All rooms bar rooms 1 & 2 are NOT on the ground floor. Can end up walking up 8 flights of very narrow stairs depending on the room number. 2 rooms per floor level. The ad does not reference stair access. Floor sloped very badly. Pub nearby and pub patrons still noisy until after midnight on Monday night. However, excellent proximity to Brighton foreshore. Good to have a microwave and fridge.

The location was perfect and our room was very clean and well decorated. The furnishings were very well thought out.

The bath wasn’t as clean as it could have been.

This property is very close to the beach, pier, restaurants, a laundrette, and bus stops. The proprietor was extremely helpful with storing our luggage until check in time and even took our luggage to the room for us once the room was ready. My only complaint is that it does not have A/C. The room did have a fan, though, and we could open the window to let some air in. Overall I was very pleased to find this little gem! It was perfect for my weekend stay.

We paid nearly 300€ for three nights and the experience was dreadful. The room was tiny, with a sloping floor that made it uncomfortable to walk around, and the carpet felt dirty under bare feet. The bed smelled unpleasant, the mattress was completely deformed, and every movement of one person was felt by the other. The duvet was also in such poor condition that it was obvious neither it nor the mattress had been replaced in years. Cleanliness was also a major issue. When my pajamas slipped behind the headboard, they came back covered in dust. The shower joints were black with dirt or mold, and the kettle was full of limescale. The shower itself was extremely small, and the ventilation system blew the curtain against you while washing, which is both unhygienic and uncomfortable. Rest was nearly impossible, as everything happening in the room above could be heard, with creakings for each footsteps. On top of that, the Wi-Fi kept cutting out, making it practically unusable. To make matters worse, on our second day another guest was locked outside because they had never been given the access code. The owner needs to make a real effort to improve the state of this property (starting with hygiene, maintenance, and basic comfort). It's not acceptable to make people pay so much for a place in this state.

The first room given was not possible to stay in due to the neglect of its condition especially bathroom especially bath surface and shower hose caked in black mould etc . The small yard at back gas an u locked shed which holds 2 boilers for the hotel. The second room was top floor . The staircase rail is weakening due to elder age. It is a Victorian building. There isn't a reception point. A person who can't speak English helps you to your room. Guests are many in summer but stay less than a week often. The person in charge messages well upon the mobile phone. Can speak English well. She is v helpful. The rooms have a code which unlocks the door and the front door. You are given this when you wish to enter thd room .Bed was not changed over 2 weeks but was v clean well made on arrival. Shower curtain lower was so mucky and washed it immediately. Shower a mira and good except the hose has split at fastening and needs renewing immediately. Bathroom floor rather mucky un cleansed in long time. Carpet in bedroom not too bad. Floor not flat so table at a slant and causes difficulty when eating a meal. The table is a flat sheet of thick glass balanced upon a wooden Base. This is not fastened to the base. No pan to cook any meal. All in all mucky dusty. Window opens well but traffic noise v loud so it's little use having it open . Hotel is nearer thr marine drive so thr traffic is very busy with buses and all usual traffic. 3 Worst of all some members or one member of staff kept up a violent slamming of doors which caused pain and bad shock. The cost is not v low of the stay. The hoover kept on a landing is v neglected not cleansed. Totally depressing stay. I felt unwelcome. I will never stay again and cannot advise anyone to stay at Amherst Hotel 2, Lower Rock Road Brighton. Nearby and on opposite side of the road a new hotel called The Willows has recently opened.
