Kim Phu Villa Hoi An

We had an amazing stay at Kim Phu Villa, the location was perfect as we could easily walk to where we wanted to go but also was quiet and peaceful at night. The room was spacious and the bed was so comfy!! Leo was so friendly incredibly helpful with advice on activities and helping us book them, thank you so much!! We will definitely return if we find ourselves in Hoi An again!!

The property was lovely and clean with a great location. Hosts were helpful and friendly from the moment we arrived until we left. We have been travelling for 6 weeks now and this is one of our favourite places we have stayed yet!

Pool was a little smaller than we thought.

Très bonne communication avec la propriétaire. Idéalement situé, à à peine 10 minutes à pied de la vieille ville. Propre. La propriétaire est très sympathique et de bons conseils sur les activités à faire.

Homestay agréable et bien situé à 5 min de la vieille ville et à proximité de cafés et restaurants. Nous sommes restés 5 nuits. Les lits étaient confortables, l’hôtesse Kim est très gentille. Les chambres étaient propres.

The location is really great. It’s off the main road and is pretty quiet overall. It’s also a pretty short walk across a park to the old town. Also, the wife of the owner is friendly.

This is a difficult one to review because the hosts are indeed friendly and I do believe that some of the rooms are nice (I know this because we spoke to some other guests about their experiences). However, for our stay, we didn’t feel that the rooms matched the expectations that we had from the pictures. To start, the room we had was on the ground level and had no window except to the hallway. This wasn’t a huge deal, since we have a small kid and this made it easy to make the room dark. The problem was that the room smelled of mold and looked incredibly run down. There were scuffs everywhere on the walls, dirty and dusty corners, a used razor on a shelf and just an overall feeling like this is one of the cheaper rooms, despite selecting the “premium deluxe” room. To add, there was a lack of common, basic amenities like a water kettle (other rooms apparently had these, but of the two we booked neither did). Additionally, the entrance takes you right into the family's living room. Kids and/or the mom are almost always there watching TV. This means you always have to walk between the family and the TV which gets awkward over time. Also in this regard, the photos are very out of date, as they depict some kind of common area and reception and don't make it clear at all that this is the family's living room. I’ve noticed that the owner responds to every review mentioning that they treat each guest as family. However, while we were there, we had some heavy rain (which was forecasted) and all our shoes got soaked on the porch (they had to be taken off there before entering into the living room). If it were indeed a “family” handling of guests, I would think they would cover them, bring them in, or at least notify us “hey, the porch gets wet when it rains”. In summary, the pictures for the rooms we had and common areas did not reflect reality, they were pretty dirty.

Das Zimmer war geräumig und sauber. Die Lage war gut und die Gastgeber immer freundlich und hilfsbereit.
