Renovations going on next door but it wasn’t too disruptive. Perhaps some tea, coffee and milk?

The property had all the amenities we could ever want for a family home in Kyoto, the beds were very comfortable, the water was nice and hot for the winter weather! Manager Kazuya was responsive to our messages and very kindly gave us a late checkout as our flight was departing later. Location was perfect: it is in a peaceful residential area within east reach of supermarkets and convenience stores, and only a few minutes walk from Todukuji Station, which is connected to both the JR Nara and Keihan lines.

The only downside to the stay is that the property next door was being renovated, so we were woken up before 8.30 AM every day to the very loud sounds of drilling, banging and voices of the workers. Otherwise, the stay was perfect!

We love the comfy futons and had great sleep at this place. Hosts were nice to accomodate our late check in and replies were fast whenever we had questions. Walkable from stn. 1 stop away from main jr transfer station. We love how we could see the kyoto tower on the way up towards the stay. We were so thankful for the washing machine and dryer which really saved us! Clean and big enough for small family!

The stairs were small and narrow (we were ok but we had small waddling kids) . The slope uphill towards the place was a tedious one though!

it’s so comfortable, with fully equipped of kitchenware and laundry. The location is great, in residence neighborhoods, quiet, easy to get food and go around by bus or train.

We loved staying here because our family felt like it was a real home. We could actually sit around a dining table to eat and hang out on the couches. All the kids slept in the tatami mat room and my husband and I felt comfortable in the master bed. It was also close to the train station and bus stops.

The kitchen was a great place for a single cook, but if anybody else was in there, it was already too crowded. But, as we only made breakfast here, it wasn't a big deal overall. And the hill walking up from the main road is a good taste of living in a hilly city.
