My boyfriend and I wound up here "accidentally" when we arrived in Zadar late at night, and we it's a good thing, since we probably would have avoided this place based on earlier reviews.
First, however, the cons: If your want to be right on the beach, this wouldn't be for you. It is within 10 minutes by foot to the water, though. It is basically in a residential area with a great balcony view of the water (more on this later).
Also, the decor isn't very modern. It is 1970's style wood paneling and a box style TV (although the satellite works great, and receives many channels). The stove is gas, with a propane tank, but this was fine for light cooking.
Also, checkout was sort of early-10:00. I thought since we checked in so late, he would be negotiable, but he wasn't. We wanted to sleep late, but we had to set alarms for 8:30.
Speaking of sleep, the bed was a little strange. I couldn't decide if it was too hard or too soft. It was kind of like sleeping in a very taut hammock. My boyfriend thought it was perfect, however. We both slept really well though, and neither of us had any pain when we woke up in the morning.
Lastly on the cons: The water for the whole street turned off at 9:30, and my boyfriend had to stop his shower with soap still on him. The landlord said it wouldn't turn back on until noon, but then just as we were leaving, it came back on again. Maybe it was the language barrier, or maybe he just didn't know, but that was frustrating. I recommend taking your showers and finishing other hygiene early.
Now the pros: Very kind landlord. He did take our passports until morning, but still, he nice, sweet man, and if we had stayed, he would have helped us with things to do in Zadar.
It was a very quiet neighborhood. If we didn't have to check out so early, we would have slept in much later. There was no noise to wake us up at all. If you are staying more than one day, this would be a big advantage.
It is a very large space, with a kitchen, a bathroom (with a washer), living room, big bedroom, a big terrace with table and clothesline.
The terrace is a beautiful place for breakfast, and a great view of the water.
The whole place was nice and clean. If you are sensitive to deodorizers, though, you may notice the chemical cleaner smell that they use to clean the place. My boyfriend didn't notice it, and I only noticed it for the first hour or so.
Overall, this was a great, clean, large space, and an excellent value: 40€ per night. It is a 10minute walk to the water. If you are looking for a good value, and aren't too nitpicky about decor or having to be right on the beach, then this place is for you.
