Very quiet stay which we really enjoyed. The little house was quaint and had all basic amenities. There is satellite radio, but no TV which would have been fine if the Wi-Fi worked well enough for us to stream anything. They said the rain might have caused issues with their system. It was overall clean, but could use a deep cleaning (lots of dust/cobwebs behind things, along the ceiling, etc.) It was a cute little out of the way place to stay with easy access to all the towns around. I was glad the other reviews prepared us for the cold-cuts for breakfast, it was all we needed but if we had expected more we would have been disappointed.

The shower head was terrible and shower door was broken and the walls were bad the whole shower needs work. It was so dusty I keep sneezing . Needs a good cleaning . The grounds could have been a bit cleaned up. I love the idea of the place

Great place to stay in the Fredericksburg area. Cottages clean with excellent amenities. Wonderful breakfast.

Awesome Property!!

If you want a relaxing getaway just minutes from downtown Fredericksburg, this B&B is not it! The neighborhood was rundown, the property's grounds were unkempt and overgrown, and our cottage's interior was filthy—it appeared to have not been cleaned in years. I can understand a little dust here and there, but cobwebs hanging from the ceiling, the light fixtures, and the artwork and knick-nacks were downright gross. A thick layer of dust on the furniture was deep enough to carve your initials, but who would want to touch it? However, the bathroom was the worst of all. The toilet was appallingly filthy, and the floor and baseboards were covered in dust, dead bugs, and strands of some previous guest's hair. The walls, even above the shower, had holes stuffed with toilet paper from some unfinished repair, with most plugged-up holes having wires hanging from them. The European-style breakfast of cold cuts, cheese, hard-boiled eggs, yogurt, a small bowl of fruit, and cheap bread was subpar for the money charged for the cottage. The only nice thing I can say was the owners left a welcoming bottle of wine on the coffee table when we checked in. We do not recommend this B&B and we will NOT be returning customers.

The idea behind this B&B is quaint, but the execution and upkeep are severely lacking. The area is a rundown neighborhood. Our cottage was very small, dirty, and not kept up to support the high price. Breakfast was cold cuts, bread, and hard boiled eggs. Again, not what one would expect at this price point. Would not recommend staying here.
