The location is quiet. The variety of breakfast provisions. Comfortable bed in a separate bedroom.

The furniture and bedding had a musty odour.

Quiet

Still hair and nails from the person before us in the room. Breakfast was pretty poor and also with leftovers of others. There was no internet and no wifi. They charged 20 Dollars more than what booking named as room fee

"Summerhill Farm, a great way to finish off the one month holiday with overseas guests."

Breakfast was well provided for with milk, with coffee and various teas plus bread for toasting, jams and butter. Plenty of cutlery crockery and kitchen essentials.

Hot plate in the Edwardian Room breakfast area for cooking bacon/sausages and eggs. A microwave was provided but a hot plate, as in the Cottage, would be a welcome addition. A minor default that did not detract from our family weekend away in a quiet spot in the middle of the magnificent Mornington Peninsula Hinterland. Our granddaughter loved feeding the miniature horses and alpacas

very peaceful and quiet . cute animals Beverly was lovely and the breakfast was a nice touch.

there is a big ditch coming into driveway and the fact that you stay in the front room of the main house but no locks on the door , didn’t feel good when we left all our stuff while on a day out

quaint little blue cottage with real charm. Beautiful fresh breakfast food included in stay cost. Just a hop skip and jump to all the Peninsula has offer.

If I had to pick something, it would just be bed comfort, it’s a very firm mattress.. but hey you can’t cater for everyone..
