Its location, very close to the royal mile and a lot of restaurants nearby.

The window in the second bedroom in room 201 which was a 2 bedroom apartment was broken, we could not open it and it felt very stuffy inside the room, i also had allergies which I could say the carpets weren’t cleaned or hoovered. When my husband asked the staff from the reception he just told him that he could not do anything and they will have that repaired soon, well if something was broken in the room they should have not let people occupy it as it was so uncomfortable, and we were there on a heatwave. We ended up sleeping in the living room with my 5 year old boy. Also some facilities were outdated like the kitchen counter, bathtubs, carpet.

The location is amazing. Just a few steps onto the Royal Mile at the Holyrood Palace end. The apartment was spacious with all the kitchen utensils you would need if cooking. Oven, toaster, fridge, microwave, kettle, dishwasher, washing machine. Bathroom was modern with good shower over bath. Toiletries, dishwasher tablets provided. Tea and coffee plus milk in fridge. Was skeptical after reading reviews re no hairdryer or tea towel, but they were also there. Close to lots of good restaurants plus all the sights. Expensive but considering its a fully stocked apartment just off the Royal Mile you could save money if cooking. There's a Tesco express 2 minutes away so I made breakfast but ate out each night.

Was a tad nervous after reading horror stories re worst place ever and rooms in terrible state. Maybe I got lucky with room 307. The bedroom area was dated plus cracks on door frames. I gave a list of things that needed fixing to reception when checking out and she said she'd pass it on. The bedroom side window was very hard to close plus when open would fly high if windy. The floor tiles in front of the oven were all cracked as if someone had dropped something heavy on them. A bathroom light kept flickering then going off. I couldn't get the fan/aircon to work but that might be just me! Things I could live with and didn't ruin my holiday.

Clean but the hallways are worn . Well equipped for a short stay. The location is at the Holyrood end of the Royal Mile which isn’t as crowded as the castle end of the street.

The entrance feels like it’s in a back alley which feels a bit sketchy late at night. However it is only about 75 meters and you are right on the Royal Mile. A bit odd but okay.
