Very clean and comfortable. Fantastic location!

It would have been nice if the outdoor lounge deck had been open as it was a warm evening and it would have been an enjoyable option.

Nice room with view of the ocean. Great location - restaurants and beach. Also easy car access to other locations. Parking was nice and free. Room was clean as were towels and sheets. Whoever made the beds did a fantastic job!

The doors seemed to stick or not - our neighbor spent several loud minutes trying to get their door to latch. The fan is bathroom would occasionally scream when it was on. Could use more places to charge electronics - outlets or USB outlets.

We stayed in a suite in Building 2, and unfortunately there were several issues. The mattress was extremely uncomfortable—hard as a rock—and easily the worst I’ve experienced. In the bedroom, both sun-filter roll-down shades were broken, there was a cracked window, and the shower curtain rod was hanging on by a single screw. Another major drawback was the abandoned property next door, which looked like a junkyard piled high with debris like old wood, sinks, and toilets. While you mainly notice it when parking, any rooms facing that direction would have a very unpleasant view. The indoor pool heater was also not working during our stay. That said, this property has a lot of potential. With some basic maintenance and attention to detail, it could really shine. The location is a big plus—right across from the beach and an easy trip into downtown Newport. We also had breakfast at their restaurant, Tickets, which was very good, and the service was excellent. They’re currently adding a beautiful second-floor outdoor deck with what will be a fantastic ocean view, which is a great improvement.
