JOIVY wants you to have a fantastic stay, and we encourage you to see this property as a home away from home. There are, however, a few points we politely ask guests to note before their arrival and throughout their stay: Strictly no smoking, no parties, no pets. Dispose of rubbish appropriately. Keep the property clean and tidy. Washing up before check-out is kindly required, while stripping the beds would be appreciated but is by no means expected. Quiet hours are between 10 PM and 9 AM. So please keep the noise down and respect the neighbors in the building. Please remember to close all windows and doors when leaving. Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs. To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification. Due to the ongoing energy crisis, the following rules apply to all properties in Italy: Guests are obliged by Italian law to follow the rules regarding rubbish collection and recycling. The schedule is different for each city, and guests can find written instructions on the property. Guests are obliged by Italian law to provide identification and pay the city tax before check-in. JOIVY will not provide access if the online check-in form is not completed or the city tax is not paid. The condominium (central) heating will work on a schedule, as imposed by Italian law, and heating cannot be adjusted. The schedule will operate as follows: 6 AM to 9 AM, 12 PM to 2 PM, and 8 PM to 11 PM. The highest temperature allowed by Italian law for the residential sector is 19 degrees Celsius for all thermostats, both central and autonomous heating. Please do not use more than one appliance at once. Otherwise, you may experience power outages. If this happens, guests will need to reset the fuse box. Please note that if the type of check-in of the property you have booked is "Greeter", there will be extra Late Check-in Fees (note that late check-in has surcharges, payable via card/payment link before your arrival:) for check-in after 7 pm.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. I cannot stress enough how appalling our stay was. We booked for 2 nights for 4 people, yet it was set up for only 3. One of us was left without basic essentials—no towels, no bed linen, and not even a pillow. Worse still, the bed for the fourth person was a dirty mattress cover paired with an old duvet that had no cover. To make matters worse, all towels were face towels! The property was freezing cold, with the thermostat inaccessible and a notice stating that the temperature should not be altered. Despite being indoors for long periods, the temperature never rose above 15°C. The state of the property was equally abysmal. It reeked of mothballs, a stench so overpowering that it made one of us physically nauseous. The kitchen was woefully unequipped, lacking basic items—no salt, oil, paper towels, or hand towels. We wasted over 4 hours of our New Year’s Eve attempting to resolve these issues with both Expedia and the property manager, Joivy. Joivy’s behaviour was filthy—they repeatedly dismissed our concerns and insisted the property was prepared for four people, despite the glaringly obvious lack of essentials for the fourth guest. They eventually promised to provide the missing items for the second night, but unsurprisingly, this promise was never fulfilled. This was the worst accommodation experience I have ever had. Zero professionalism and zero accountability. This property is a disgrace, and neither the hosts nor Expedia did anything to rectify the situation.

It definitely had flowers!

As soon as we arrived, I hoped into the shower. To my surprise not only did we not have warm water, the heater was leaking all over the kitchen. Obviously noone bother to go through the checklist and see if the water heater was working. I contact the "emergency number" which was a call center in another italian town. They knew nothing about the apartment or my reservation, but reassured me they were on it... I booked this apartment because 1)it had parking next to the apartment, 2) it was on the ground floor (I am travelling with an infant and properties in Como don't have elevators). The call center/owner offered me a substitute apartment, more far away from the center, without parking, on a 2nd floor of a building without elevator... By far the worst experience I have had in booking. Such irresponsible owners should be removed by the platform. If we didn't check as soon as we got in, and the apartment flooded from the leak it would be a disaster.
