Not sure where all of these good reviews are coming from! This place was run-down and not the cleanest. The price was shockingly high for a motel of this caliber. To be fair it was Cornell and Ithaca college move in day and all of the hotel prices were inflated. But $239 for this hotel was way too much. Staff was friendly, breakfast was fine with many options. But our sink was broken, there was a hole in the wall, paint was peeling, the curtains were old and dusty, and they gave us a room with an empty toilet paper roll! You get what you pay for. Next time I will shell out the $600 a night for one of the better hotels in the area.

Not sure why this place has good reviews. Chose it because it was close to Ithaca high school (SAT day!) and the cost was significantly less than others in the area. Cornell and Ithaca college move in dates made hotels in the area close to 600 for 1 night! But this motel should be closer to 89$ per night rather than the $249 I paid. While the staff were friendly and breakfast had many options, the place is run down and not the cleanest. The sink was broken. The paint was peeling in various places. They actually gave us a room with no toilet paper on the roll! AC was loud but worked fine. Old dusty curtains. Renovations must be done. I would not stay there again.

Strong smell of urine/mildew in the bathroom. Window was all fogged up between the plates of glass… needed replacement. Tile leaned up and not adhered to the baseboard by the sink. Sink faucet kind of floating and not affixed to the sink.

Very comfortable and clean room

Very convrenient for me. Vdery short distance from Robert Treman park≥ Righgt off of the busy Rt 13, but set back and quiet. Room was much better appointed than the picture shown here: marble tiles, and spacious bathroom with sink in ante-room. Ironing board and iron provided along with hairdryer. Coffee maker in room as well as brewed coffee in breakfast room.

The staff was friendly and the room was mostly clean. A chair was stained, so we just turned it around and didn't use it. The rug was torn at where it met the tile. The room had a musty smell at first, but I guess I became nose blind to it after a bit. The bed was clean and comfortable. Being it was the best price I found for a weekend away to visit the falls, it was fine and economic. We were there just to shower and sleep. The location was good, everything we wanted to see and do was within a 10- 15 minute drive. Buttermilk Falls is only a mile or so a way. The staff seemed to be a family that lives in a house attached to the hotel, but they came within a minute of pressing the buzzer and were nice and accommodating. Our room was close to the entry door and we did hear it slamming, but not much and it wasn't that bothersome. We couldn't hear people in other rooms and the hallways were quiet, besides people coming and going through the main door. The breakfast was ok. If you want something quick and free, you could make it work. We ate there the first day, the waffles were good! The next day we splurged for a local restaurant experience. Overall, I would consider staying there again.

This is place that I do not have any complaint. Clean, friendly staff, everything organized.

It was very close to Buttermilk Falls. We enjoyed a stop there and then headed to other area falls. The breakfast was decent. They had waffles, sausage, eggs, bagels, toast, cereal, small muffins. Rooms were a bit tight but clean. Could use new blankets. Staff was helpful.
