great location, clean and easily accessible

We loved our main room and the bed was large for Japan and so comfortable. Great location and in a quiet area. Lawsons was down the road and great access to buses and train stations not far. Very convenient and walkable.

The downstairs tv did not work and we messaged the property manager the day we checked in to advise and see if someone could fix. After brief communication back and forth, we never got a response, reply, or acknowledgement to the issue...never heard back. The upstairs tv in our room worked fine but we were a little frustrated with the lack of response as we thought it would be good some nights to come home and for our kids to unwind downstairs. I hope it was fixed/replaced for future guests. Also, the place was a little dusty and the couch in the main area downstairs is due for a replacement...dirty and upholstery not in great condition. With a bit of attention and refresh this place would be even better. A tea towel to dry dishes in the kitchen would also be really practical. We had to use a hand towel from the bathroom.

Our group was able to check into the space early which helped our group explore Kyoto. There was enough space for 2 couples and a single on the couch on the kitchen area. They lay out may be a bit intrusive as you have to walk through others rooms to go to the washroom and bathing area. The kitchen was stocked with tools needed for cooking.The home is in a great location to explore Kyoto to get there from the kyoto Station you will need to take a bus and walk up a bit of a gradual slope. As two 6 foot people the queen bed was heaven best sleep our whole trip. Some restaurants within a 10 min walk.

If you are taller than 6 foot would not recommend this space because it would be hard to use the washroom facilities as it is very cramped and you will especially have to watch your head. The home doesn't seem to have much insulation and it was a bit cold but there are heating/cooling units in multiple rooms so we were able to make it comfortable. Also with there being not much insulation you can hear into the other areas around. During our stay there was a personal item left behind from another group, some of the sheets had unknown small stains and a garbage had been forgotten to be taken out, some of the mugs that had not been used for a while had build up of dust so dishes needed to be washed before first use. The staff were apologetic, but nothing much that could be done.

Charming 2 bedroom house in quiet location. Walking distance to funky and traditional parts of town such as Hōkan-ji Temple (Yasaka Pagoda) and surrounding streets. Bus stop is a convenient 5 minute walk from the property. Very traditional, very clean, supercomfy beds,

Could have done with some more instructions on how to work equipment (TV, aircon, washing machine). Interior arrangement of rooms takes a little to get used to, but no big deal (need to go through one bedroom to reach the other, toilet is one side of house, bathroom the other, fridge located in bathroom).

Facilities are all handy and convenient.

Such a wonderful stay!! The apartment is so cute and cozy. Well connected to public transport. Nice shower. Good WiFi. Bathroom was nice. Beds were comfortable.

Not the easiest place to find, would suggest a sign between the two other buildings, it’s opp the Police station. At the rear of the front buildings. However once you have found it, the accommodation is great. Easy walk to buses or taxi to wherever. Great place would recommend, just remember it’s down an alley!
