Good location. Close to bus station and Princes Street. Excellent choice at breakfast.

The room was downstairs next to the car park. Very noisy early Sunday morning. The room was cramped. The shower wasn't the cleanest. Three of us in room but only tea/coffee supplies for two. Lifts very slow, waited ages for lifts in the morning. The dining room ar breakfast time was very busy and some people have no manners, pushing in instead of waiting in queue. As this hotel was quite pricey I would've expected better!!!

Excellent location, straight across from the Edinburgh Playhouse Theatre. Lovely warm welcome on arrival. Our room was very clean and had the type of essentials expected ie, toiletries, iron. Hair dryer, tv. Also a notice to advise they can supply personal care items incase you have forgotten to bring something. Breakfast had plenty of options however very high carb sugar based, I prefer more protein based breakfast . (Sorry that's probs just me) My friend requested gluten free bread which was served to our table very promptly and was very much appreciated. The breakfast room was very very busy., however the staff took it all in their stride and were super efficient, polite and professional. ,

The actual service area is quite small and cramped (with no clear flow of traffic) in relation to the numbers of guests wanting breakfast , although I understand there is an overflow area downstairs Perhaps a Maitre D/ service manager would be helpful in smoothing the flow of diners and allocating tables, therefore ensuring no fights for tables (I personally did not encounter this but the couple at the next table were clearly disgruntled at some other guests 😳)

Stayed there often in the past. Always nice staff plus the hotel's location is perfect.
