The owners (Kemper and Kim Modlin) are fabulous people and made the experience very comfortable and relaxing. When we were looking for recommendations of a wine tour driver or even places to visit, they were very helpful. Additionally, the breakfasts were amazing, and the accommodations and decor were great for the relaxing experience we were looking for.

Our stay was awesome, we really enjoyed the breakfast. Both days it was beautifully prepared and delicious with good sized servings. We were given a map and recommendations for food and shopping which was very helpful.

We loved the closeness to Luckenbach and Fredericksburg. The property is unique. The hosts excellent! We enjoyed the breakfasts which are absolutely worth the stay!

The breakfast was outstanding, staff were super friendly and accommodating, clean and cozy rooms, and great location!

We went for my wife's birthday and it was our first time staying at a bed and breakfast and it was amazing! The room was perfect for the occasion and comfortable, breakfast was fresh and delicious, and the hosts were very knowledgeable of the area and what places to check out. We would definitely stay again! Thank you Kim and Kemper!
