It's the ONLY decent place to stay in Memphis Texas.

Grass on entire property was poorly maintained. Very tall weeds, stickers, and very little grass. Being a pet friendly property, I would think that there would at least be a potty spot.

"Noisy location and price too high for the accommodations."

Could hear truck traffic and trains throughout night. Walls/ceiling could not suppress noise from other residents. Breakfast wasn't available until 7a, but I left before that.

Good value and location. The staff is very friendly and helpful.

The property needs refurbishing, carpet and paint. This is probably planned as it is under new great management.

Owners are in process of renovating the rooms. It’s not up to acceptable standards for most people. The place is dirty and expensive. I will not stay there again.
