It was a good location. A lot of restaurants nearby which was awesome.

The place is amazing!! Loved the infinity pool (adults only). It’s just a few steps from the beach and walking distance from restaurants and bars. Highly recommended. Great customer service

This review is also posted on airbnb. Micka has good reviews but not sure how. That wasn't our experience anyway. First off he doesn't live in Mexico and other owners say they have never met him. Members of the owners association requested be post a review when they saw the problems we were having. They would also like to see the condo fixed up to maintain the overall beauty of the place. People were continually saying they felt sorry for us and asking if its getting any better. Micka has "friends" that he asks to come over to fix problems. We had a problem with the toilet not staying up so a friend he called "the plumber" came over and immediately changed the thermostat for the air conditioning?? Well that resulted in us not having a/c for the next several days until a real electrician came and fixed it. While still there the plumber attempted to fix a $20 toilet seat for close to 2 hours while we sat around and waited. He was unable to fix it so he came back a few days later and replaced it. It still didn't work so I had to use a towel clip to hold it up for the rest of the trip. Then the toilet kept backing up periodically for over a week and we were forced to have to leave the condo to use the bathroom by the outside pool. He initially accused us of putting too much toilet paper in the toilet. Eventually as it turned out there was a much bigger problem that an outside company had to be called in to fix it. Some smaller issues but none the less annoying were the curtains in the bedroom were too small for the windows. Luckily I was able to pull outside storm shutters across to block most of the view into our bedroom. The patio curtains have pin holes in them and don't close properly. We had to use a clip on them for privacy at night. The bedroom tv is broken and is oddly mounted over a painting lol. He told me he was waiting for insurance money from airbnb and maybe he'd fix it before we left. Never happened. When we checked in he did have a 3 liter bottle of water for us. And to be fair he did mention it in his listing but I figured maybe it was a mistake. All the other condos have have the big water cooler bottles with the base you turn it upside down onto. When I mentioned to Micka that I could get these big bottles of water cheaply and asked could he get me something to use with the bottle. He had his friend being us a siphon hand pump to place on top of the bottle to pump the water out. When I mentioned this to some of the owners they laughed and said a base could be purchased for $10-20 at the local Walmart. We saw a little leak around the base of the toilet and a towel was tucked into the side. When I removed the towel I could see yellowing cracks which were poorly glued. I also got a strong smell of urine. Back went the towel. Other small issues were having only one face cloth (we wound up buying some at walmart), a queen sized sheet was used on a king sized bed and turned sideways so it would almost fit. The floors were dirt spotted and the bathroom was poorly lit and grime in the shower. Perhaps the worst part actually happened after we left. Until that point I would have said Micka was neglectful and didn't want to put any money into his condo. But just before we left he offered us several free days on a future booking to make up for what he described as a few little problems. He promised he would fix things. We agreed on a price for a week. When I got back home he claimed he didn't know how to send me this special offer. So we agree I would book a few days and he would black out the rest to equal a week. So I did so and the cost was slightly more then his original offer price for the week but that was ok. But then he said he wasn't getting enough money so I had to book one more night . It was now significantly more then his original offer. I wasn't happy but I booked it because it still seemed like a decent deal assuming he really did clean the place up. Well I never heard from him again. He has not responded to calls, texts or emails via airbnb. Nor has he blacked out the dates, effectively leaving them available for anyone to book. I'm not sure what to think of him now.

Excellent location steps to the beach. If you dont like this property you shouldnt be travelling. It is top notch

Date of arrival - November 23, 2019, left early on Nov 27. On arrival we found the condo fast, checked in easily - beautiful area! Then we quickly discovered the poor state of the condo. Mold & mildew in and around the shower and bathroom, most fixtures (taps) heavily corroded. Gum stuck on the side of a night table. Bed comforter stained, damaged. Good AC but no dehumidifier - smelled of mildew... Messaged the owner who said he would send cleaners - never happened. No beach chairs, no umbrella - for a condo almost on the beach?! Table on the deck/balcony was broken - the top was falling off the X-shaped legs. The roof pool is nice, but all the chairs & cushions are tired/dated. The elevator frequently wasn’t operating, and the water was off for most of an afternoon & morning - no showers & buckets of water to ‘flush’ the toilet. We left a day early - couldn’t stand staying any longer. Pictures attached....

We stayed in the pent house and loved the fact that we had our own private pool and terrace. Arrived at the hotel at about noon and they did not allow us to check in early (check in was at 3 pm). They literally checked us in at 2:55 pm. The hotel was unoccupied for most of the part. Only saw maybe 3-4 more rooms/families around. Not once did they come and check if we needed more paper towels/TP. Asked one of the cleaning ladies to borrow a broom so we could sweep up the sand in the condo, and she stated she was already on her way out, to ask the next person coming in. Also showers on the outside as you enter the property from the side to wash off the sand did not work. Such a lovely and potential place, maybe just needs better management. Steps from a public beach and several restaurants and shops.

If you want to enjoy Playa del Carmen, his 5th avenue and also be in a quite enviroment, this is a perfect place. Located on 38th street just steps from the beach and 2 minutes from the 5th avenue. Peaceful and quiet. A lot of restaurants nearby. Love it. Recommended 100%.

Great location! Spacious, comfortable room with direct pool access. A few steps to the beach. Not as clean as we would hope. There were loads of mosquitoes in the room... we killed 6 as soon as we entered and had to go out to buy insecticide and sleep with repellent every night. Also they have a cockroach problem... we killed 3 :( Honestly I think you can get much better places for the money. Our las night we changed hotels, 2 bocks away, half the price and waaaaay nicer!

Location is great, first block from the beach. The street has many good restaurants close by and the Quinta avenida is walking distance.
