"Great starting point for Edinburgh sightseeing!"

Friendly and helpful staff at check-in. Private parking is available at the rear and is CCTV monitored. Two cozy lounges/bars are available on the ground floor. The king-size bed and the pillows were very comfortable. We had a good Scottish breakfast in the dining room. The hotel is within walking distance of the Royal Botanical Gardens and the Royal Yacht Display at the Leith Docks. Bus service to Princes Street is available adjacent to the property.

"Would stop again but not at weekend."

I arrived on a Sat night for work on a Sunday. There was a party on in the hotel and my room was directly above. Needless to say I didnt get any sleep until after midnight. The rest of the week was fine, and the staff were friendly enough but I had to track them down twice as no one at reception or bar.

"Good bus access, free parking"

I have a mixed response. The promised wi-fi did not work in our room (perhaps not in most rooms) but I could go downstairs or even out into the beergarden to get it. There was a private party our first night with a very loud band that went on for a while. Also room #6 has the misfortune of being just above the entrance to the downstairs bar. People often stood outside the entrance (perhaps to smoke?) and were very loud sometimes as we had our windows open for cooling. Our shower floor seemed to have a mat covering mildew(?). The free parking, breakfast, staff and easy bus connection were all very good. Plus it was lovely to have a king size bed which was quite comfortable.

"Almost average"

Staff were very pleasant and helpful. The hotel itself was very average. The breakfast came out cold and wasn't up to much. My main problem with the place was the bathroom in our 'superior' room. The doors were balanced on the runners at the top and had to be put back on a couple of times when opening and closing them. I even to tighten one of the runners back up as it looked like it was going to come off all together. The shower floor was cracked in a few places. There was cobwebs in the corners of the room also. Pretty poor if I'm honest. Wouldn't stay there again.

"Very accommodating staff"

The hotel was more expensive than I wanted to spend, but perhaps that's just Edinburgh for you. 20 minute bus-ride from the city centre, which may be a turn-off for some. The rooms are clean and the staff helpful and accommodating. Food was good. The WiFi is decent, though it may not reach your room if you're very far from the lobby - mine was too far. Complementary shortbread is definitely a nice bonus :)

"Quick Decision to have a break in Edinburgh"

We made a spur of the moment choice to have a visit to Edinburgh and our stay in this very friendly hotel certainly made such a difference to our stay. We had a truly wonderful time.
