Clean hotel, very well located for the purpose I needed, Ironman race event in the town. Nice modern room, clean, most of the staff friendly. Breakfast was ok, decent enough selection.

No aircon in the room. When I asked, just said it was broken and no effort to fix it. had no aircon for the whole stay, was 20degrees heat out. Road works outside the place, very noisey. No breakfast available early on the day of the race. all other hotels (as the entire town booked out for the purpose only of Ironman) put on 5am - 6am breakfast for the race day. they said, breakfast is 7.30am. I told them the race started 7.15am. There was no help, nothing on offer.
