The Owner is a gentleman. Clean, comfortable room. Excellent location, bus stop in front of the apartment. Moving walkway is very close to reach Spoleto center. Supermarket is also nearby.

The hotel is one of the most unfriendly I stayed in. I came in the early May, in addition to the fact that they charge 5eur for the use of conditioning, they said it’s already switched for the summer mode so can’t be used for heating! The room is slightly humid and freaking cold, you wake up under 3 duvets closer to the morning and shake from the cold!!! I made a photo how I slept, being fully dressed! It’s not only my personal experience, my colleagues in other hotels had either warm rooms or heated them with conditioning! There is no kettle to get hot water to warm up. The receptionist (older man) doesn’t speak English so forget about smooth communication. The cleaning is made solely on visible surfaces. I moved a lamp and a screen on the tables for more space - thick dust. The cup for toothbrushes is with black mold. I took it out on a visible place to be cleaned, the next day it was on its place still dirty. But the most outrageous is that they touched all my belongings when I was out. Literally everything that they thought was preventing them from cleaning. Ive traveled half the world and met such attitude just twice. When I complained, they said “you have to warn us”. What??? There’s no sign “don’t clean” or “I sleep” in the room to use it, so I had to guess that to prevent them touching my things I had to tell them 😒 They put my cotton face glove on the shower glove, of course it didn’t dry during the day and started to smell in this humid environment. My silk scarf is on a suitcase that yesterday was laying on the ground and in plane storages! It’s also not easily accessible for people with heavy suitcases or on wheelchairs. The rooms doors go directly to the yard, you don’t feel safe. And you hear people snoring behind the wall. Everything is pretty old.

Good central hotel (10 min (uphill) walk to Spoleto historic centre). Basic but quiet, comfortable room. Good wifi and massive free car park right behind the hotel. We didn't take up the breakfast offer at 8 euros/person and went for a walk into Spoleto town centre but the buffet we saw at the hotel looked quite nice.

Just the right type of hotel for us, who like to be received with a warm welcome.
