Lovely outdoor breakfast area, regularly 23rd-stocked and very communal. Hosts were very friendly and helpful. Nicely situated on quiet street 200 metres from main avenue.

I liked it very much. The location is good, the vaporetto station is nearby, the beach is nearby. Еverything is nearby.

Nice breakfast in the garden. Very quiet part of lido. Close to the beach and not so far from the center and water busses. Neat and tidy.

Steep stairs to the upper rooms.

Location was fine. Checkin was very confusing as no one on site at expected time of arrival and had to make several phonecalls to straighten it out. Good thing it wasn't raining when we arrived. It all worked out OK. Breakfast was just OK, but I expected more personalized cooking of eggs to taste and a hot, cooked breakfast with more fruit choices would have been appreciated. In the Erica room, where the shower has been modernized, the floor is dangerously slippery. That rusty old shower rack holder was disgusting and is such a low cost item, I can't see why it wasn't replaced when the bathroom was updated. Difficulty communicating with non-English speaking hostess, Tamara, but she was friendly and helpful.

very sweet and friendly place. We loved the owner, the garden and the atmosphere. the rooms are a bit small which is normal in Venice but they were very cosy, nice decorated and clean.

Breakfast was outside, we were there in October so it was quite chilly. For us no problem but I guess it can be an issue in the winter. And its an old building so you can hear the guests in the other rooms.
