Parties/events are not allowed. The property cannot accept bookings from local residents. Minimum Age of Lead Booker (and person staying) must be 25. All our bookings include VAT as we are part of the Travel Operators Margin Scheme and we are unable to provide a VAT breakdown. There is no reception at the apartments. Apartments are at 7 & 11 Newington Road and you will be allocated an apartment/s at either or both. The City of Edinburgh Council is introducing a visitor levy for overnight guests in paid accommodations. If you are planning to stay in Edinburgh on or after 24 July 2026, and you book your stay on or after 1 October 2025, a 5% visitor levy charge (excluding VAT) will be included in your accommodations price. The levy will be charged on the first 5 nights’ stay.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. This property does not accommodate bachelor(ette) or similar parties. A deposit may be required at the property.

"Terrific"

You can send them a message all day and get a fast reply. The beds are comfy and everything is clean. The location is amazing and has some terrific places nearby.

The pillows are a little lumpy and I would like my pillows a little softer. But that's a personal opinion. Other than that, it was great!

"Huge Apartment on the main road!"

I liked how close the stay was to central Edinburgh, it’s only about a five-minute drive by car or taxi, which made getting around very convenient. Overall, it was excellent value for money. The three-bedroom apartment was very spacious and easily accommodated six people, and having a private kitchen was a big plus. The host was very helpful and even allowed us to store our bags a few hours before check-in at no extra cost. Overall, it was a really lovely experience.

The apartment is right on the road, though, so it’s not very disability-friendly as there are a few steps to enter. The only drawback was that there was just one toilet, even though there were two bathrooms—one with a shower and another with a bathtub. Adding another toilet would make a big difference.

Appartamento ampio con tre camere da letto e un divano. letti ampi e comodissimi. presenza di due bagni, uno più piccolino ma comunque molto comodo in camera. A 25 minuti dal centro, molto silenzioso e fornito di tutto. Ci tornerei sicuramente

i cuscini troppo bassi per i miei gusti

"Great apartment - close to amenities and city center and plenty of room for 6 adults."

The apartment is in a great location. Lots of restaurants and shops nearby. Easy walking distance to city center. The bath towels were great - nice and big for actual adults.
