The service and food was good , great views from the balcony , the building is a bit tired and a window cleaner wouldn't go a miss but its getting a £6 million pound upgrade in August and i will definitely go back.

My mother took my 4yr old son and I for a couple of nights here as she had stayed before and loved it with my late father. Although the building is worn (it's being renovated at the end of Aug), the value for money is great, location is perfect, staff are lovely, bus stop right outside straight to Brighton, the room was big, the only complaint I really had was that the water wasn't cool/cold enough for washing. Honestly though, we loved it and can't wait to go back next year. Thank you to all the staff for a lovely few days

Great location, very attentive staff

We were very late arriving and the young man on reception phoned us to see if we were on the way. He waited to welcome us. Much appreciated. A phone number for the hotel would have been helpful!

Outside of property very off putting as shabby and neglected. Nice dining area and food as you would expect. Could do with some maintenance. Room comfortable and clean although toilet could do with a deep clean. Plenty of hot water Balcony very shabby. Could be a nice property if time and money spent on it. This was a business trip but I would be very disappointed if on a short break or holiday as nearly went somewhere else when I pulled up and saw it. Parking was free once registered.

Appalling condition of toilets. Moss growing along the back of the cracked porcelaine sinks. Inside doors of cubicles were black with uncleaned dirt. Cigarette butts and rubbish accumulated on sea facing balcony. Under sinks in bathroom filthy.

Lovely hotel, great bed, big room, lovely aspect by the beach, super breakfast - all in all a super hotel BUT no heating in the room… it was very cold overnight!

Nice sized, clean room in a lovely pub. Close to Brighton with easy transport links. Great location.

Very nice property. Great views and friendly staff. Breakfast was delicious, the food was great. Could be updated and a lift would be nice.

First. The really lovely team of staff. Every one of them helpful and attentive. Second the location in the heart of Rottingdean. Third the excellent bedroom with panoramic views and well furnished. Fourth the very convenient parking. Important for my wife who is presently on crutches . We shall certainly come again.
