Great location if you intend to walk around the city!!!

It would be expensive at half the price. Arrived to find no-one at the property and just a Ring doorbell which no-one answered then after waiting a while someone appeared. The entrance is up uneven steep steps and an unkept path. Room was then up 4 flights of narrow stairs, with loose carpet and low headroom having to duck at points. We were told that breakfast was in another B&B down the road and only between 8 and 9:30. When we entered the room we were shocked at how small it was with barely enough for 2 people to get past each other, the ensuite was tiny, the shower had mould around seals and visible dirt and grime between wall and shower enclosure. The room was cold and no way of turning heating on. There were dogs barking within the building itself, no seating options other than the bed. On ground floor there was a laundry room seemingly where all the laundry for several B&Bs was being processed meaning there was steam and excess moisture escaping throughout building. When we realised we would not be willing to stay there we attempted speaking to the lady who had shown us in but she was unhelpful and stated we would not get a refund even through hotels.com. We couldn't stay and and then had to book different accommodation at short notice. Hotels.com said the owner wouldn't provide a refund. After long phone calls hotels.com eventually gave us a full refund.

I appreciated the digital self check-in, it wasn't stressful and we could easily arrive/depart on our own schedule. The room was small but what we needed for our stay. The location was walkable to the areas we wanted to explore downtown and parking wasn't too difficult on the street. Breakfast was well stocked and a hot breakfast was available and worth the cost. This was our first time to Northern Ireland and we were impressed with the friendliness of the staff-- we would recommend this place!

The room we had came with various problems , curtain fallen down, tv not working, room was cold too! I rung up three times to ask for things to be sorted and nothing was done ! I managed to fix things myself after being told on the third call they can’t do anything until tomorrow now! Things were reported at 6pm and they didn’t seem to care! Three different people o spoke to and all said they will sort it and didn’t! We won’t be staying here again

I booked in advance. I was told to arrive before 8pm. At 730 pm, I arrived and could not gain access to the facility. There was a notice outside that said it was self check-in and an email was sent with instructions. I never received an email and was unable to get ahold of the property owners. Expedia was unable to get ahold of them as well. I was left stranded as a solo traveler in a foreign country without a place to stay. Expedia attempted to call them the next day with no answer and no respond to emails. On day 2 they finally reached them and they stated I was a no show and refused to help.

First & last time staying here, location & breakfast was nice, but the owner is so greedy I definitely won’t be back, I usually stay in the Art house which is 10/10 but wasn’t available so I tried to book this place for 2 nights, was £112 for 2 nights on ebookers, I rang to see if I can book direct (to pay cash) he said “no it’s £120 so book on ebookers then” (then hung up) so I entered my details & on check out it changed to £140 & said “rate has frequently changed” (1min after he hung up). I booked for 1 night & asked at breakfast to stay again a lady rang the owner who said it was £75 for the night, I said it was £65 on ebookers and they claimed because I was in a triple room (which I didn’t book & place was practically empty, all rooms open) I said I didn’t need it, so I went to book online & again 1min after what he said it was taken off online and priced upped on other sites. The greediness is a disgrace, I have found somewhere near by I stayed for 4nts so that’s 4nts lost, sad really as I come to Derry for 2-4nts a month with work but won’t be staying here again. The housekeeper is lovely tho, like most people in Derry, decent, honest, hard working people (unlike the greedy owner).

Sadly, very disappointing. Room had peeling wallpaper and was generally in poor/dingy condition. Bathroom was far too tiny: banged my hip on the sink both sitting on the toilet and getting into the shower cubicle - approx only 80cm x 120cm space to move in. Bed was comfortable though. Breakfast was served in another B&B 200m down the street and was of poor quality / cheap buffet items. Fresh fruit was the only redeeming feature. While not far from the city centre, it is up a very long and steep hill. We wanted to support the local independents, but wish we'd chosen one of the generic chain hotels in the city centre given our experience. I don't know how it is possible to have an 8.8 rating on Hotels.com which is otherwise usually pretty accurate.

Breakfast was excellent. TV did not receive BBC 1 or BBC2. Mattress was a it lumpy and too short for me.

Excellent location with all sights within easy reach on foot. Pleasant friendly staff. Very comfortable room. A very tasty self-service breakfast served in their sister property, Serendipity B+B, across the road from Angel House and a wide selection on offer. Free on-street parking very handy. Not a great outside impression but once inside, pretty perfect. If visiting Derry in the future, would definitely stay here again.
