It is a working pub they were very open about that but also very strict about closing time and neighbour noise

The mattress was the only thing to let down all the facilities,

Really good value, nice comfy accommodation. Easy to book in, parking permits issued. All clean and friendly. Really convenient to walk into town.

Bathroom is next to the bedroom rather than en suite but not a problem for me!

Communication could have been a bit better. I sent messages and tried to phone but didn't get answered.

It is a room only basis which suits us. Just a short walk is Brayford wharf where there are eateries bars and a Wetherspoons (great for breakfast). Walk into Lincoln is a leisurely stroll where again there are no shortage of places to eat and drink and shop!! Great advantage to staying here is free on road parking with a permit which you collect with your room key. The bedroom and bathroom were clean with tea/coffee provided.

The mattress was a bit hard but ok for couple of nights. If you're infirm I would suggest booking room 1 as the stairs are a little steep.

There is no breakfast option, but that's ok, because this is made clear at booking and there is a list of local providers close by. Bed is comfortable and the shower room is huge!

My one issue was the pillow, but I have a severely arthritic neck, others will probably find them OK.
