"Not a good value for your money"

rooms are small. the door between the bedroom and the shower is a sliding door without a handle which means you can get stuck inside the bathroom. there is a large space between the front door and the floor, which gets many mosquitoes inside. towels are very dirty. we were amazed by how the staff of the hotel allows this to happen. breakfast is OK, not really a buffet. just some scrambled eggs and Yogurt. the hotels runs by a German family. location is bad - far away from the beach, and 15 minutes walk from city center. night life in Tulum is a bit quiet so when returning to the hotel you would need some TV time. but no TV in the room. we only realized that we needed a TV when we stayed in Tulum. this hotel really doesn't worth the money you pay for it, better take a Hostel.

"Expectations vs. reality"

As once stated by a friend, "Disappointment is often the result of when expectations don't match reality." Hotel Xibalba is an OK hotel, but could make for a fine stay, depending on what/why you're in Tulum. If you're a diver and plan on primarily doing that on your trip, stop reading now - this is the place you should stay. In a nutshell, this hotel is a good place - in terms of price/quality - if you're literally using it as a base and place to crash at night. Outside of that, you're wasting your time/money if you think you can squeeze much more out of it, in light of other accommodations in the region. The Good: -Walkable to pretty much any part of 'downtown' Tulum. I guess this could be considered a minus, but trust me, it's better than having to constantly drive, but definitely noisier. -Good location - 800m from a large supermarket, 8K from the beach -Nice clean room The Bad: -You'd never find this on Expedia (or otherwise), but they only staff the office with an English speaker from 9AM - 5PM. The guy who runs the 'night shift' is extremely rude and was very unhelpful, which made a very bad impression given that we arrived at midnight, after travelling for an entire day. -They don't have Internet access, despite claiming the opposite. -Although there was a TV in the room, it didn't work Basically, if you just sleep there, it's probably not a fine place. If you're looking for anything in the realm of relaxing/beachy, you're wasting your time.

"Super little place....."

Xibalba was fantastic. A small place just at the end of Tulum's centre. Ideal location for a short walk to some great restaurants. It's a simple place, clean, tidy, the team really look after you and genuinely want to help you. Please do not come here with the idea that this is a luxurious/top class resort or anything similar and it does not pretend to be anything like that. In a place like Tulum it is a super clean place and conveniently located for trips to the beach, cenotes, ruins, etc. The dive centre is also superb. We went out with Sergio for 2 dives and i must say it was an amazing experience, safety is first and foremost. Top quality equipment is also part of the package, not to mention that they try to make the trip as enjoyable as possible and flexible enough for you to enjoy it. Thank you to Xibalba for a perfect stay, we are now in Playa and miss Tulum!! Xibalba was the perfect location to go to everywhere we wanted

"good hotel"

Clean room, big room for 2 adults and 2 kids(2King beds and 1 Single bed) good breakfast and good staff and great price, though, I wanted the door for the bathroom.

"Couples? In a search for a decent hotel in Tulum?"

Tulum is a small town with several decent hotels. There are some giant psychedelic resorts that costs way-too-much and there are some hostels that we wouldn't dare to look at. This hotel is a good solution for anyone who tries to make the best of it. It is near the main road and a taxi to the beach / ruins will cost no more than 50 pesos. The Hotel Pros: +Good breakfast [although it is quite small, it is fresh and satisfying]. +Pleasant owner [English/Irish guy that opened a hotel+scuba diving place, he's really OK]. +Clean and big rooms with a safe. Cons: -The price is a bit too high [ordered via expedia on April - $95 per night]. -The reception station is not always occupied. No actual chance of assistance in English at nights.

"Disappointing"

Ok for people who just want a base.The hotel had no personality. Our room was clean but featureless. There was a good bathroom area although the plug didn't work, and neither did the TV which had a series of wires protruding from it.The Mexican lady who did breakfast and cleaned the room did her best; she gave us beach towels after a male staffmember had said they were'nt available although the hotel booklet said they were.Breakfast was of a mediocre standard.

"Sanctuary in Tulum"

This was an amazing surprise, from the moment we checked in Jeff was as friendly as could be and spoke perfect english. We were waiting to check in and he said don't worry about that, let's get you in your room, we can do all of that later. Everything is meticulously clean and great attention to detail. The beds and bedding were all perfectly clean, everything done in marble and stone, it must be new because it looked fantastic. The breakfast was great, fruit, yogurt, granola, and made to order eggs. This is a great little sanctuary that is 2 blocks of off the downtown area, (Which is better, too noisy there) and 1 block off the road to the beach. The only thing I heard in the morning was the chirping of birds. The best value room I've stayed in years, exceeded my expectation in every way. They can help you with all of your diving needs also.

"Nice confort hotel"

The hotel was 10 minutes drive from the beach. It was a quite and nice hotel, focused primarily on divers. It has everything someone needs when travelling all o ver the place. The breakfast is included and it is really good.

"Xilbalba in Tulum"

Hotel is located a block away from the main street in Tulum. Quiet location. Rooms were very clean and very secure. This is a "green" hotel to a point so minimal lighting is in effect. Wifi worked great. Has covered patio where breakfast is served. Owners are very knowledgeable in the area, this is a divers hotel, so if you want info on cave diving and scuba related stuff this is the place to stay,.

"Well-designed boutique hotel with a dive shop!"

DIdn't expect much since it is a dive center hotel. But we like how clean the design is from the reference photos and gave it a try. Out of our expectations, the room looks and feels even nicer than the photos! It's clean, bed is HUGE, AC and water pressure work great, high ceiling and shower has mood light! We even like the design of the faucets! There's no TV but we don't mind at all since we are out most of the day. All staff are nice and friendly, always with a smile! Too bad I didn't have time to do any diving with them as they seem very professional. Almost forget to mention the BEST free continental breakfast ever! Made to your order!! Taxi drivers may think it's far from the main street, but it should only cost you 20 peso from the bus terminal (we got ripped off when first arrived). We ended up walking to town everyday since it's just a 10-15 minutes walk. Don't know why it's only a 2.5 star hotel. I would have rated it a 4!
