Pretty much everything. In particular, location, well equipped kitchen, privacy and the little court yard, good windows provided for decent cross ventilation, good size stove, furnishings, spare towels,

Nothing really. The only improvements would be a pedastool fan for the 2nd bedroom, perhaps a knife sharpener.
