It is a guest house or small hotel in walking distance of Perth center. The decor was classic with luxurious fabrics and carpet. The staff was pleasant and helpful.

The parking spots are a little tight, but I think that is typical in the UK

This is a nice and quite hotel, the room was what i was expecting, with everything that you require. Breakfast was amazing. Easy walk into the town centre.

The reception area feels a little dated and does not quite create the four-star first impression one might expect. On arrival, we carried our own luggage to the room and had to find our way there ourselves. While neither of these points is a major issue, they do detract from the overall guest experience. I have always believed that you never get a second chance to make a first impression, so front-of-house presentation and service are particularly important. A warmer welcome, assistance with luggage, and a more guided arrival experience would significantly enhance the perception of the property. Overall, this is a very good-quality guest house offering comfortable accommodation and expensive at £170 for one night, I would say should be in the more £125 range but it falls short of what I would normally associate with a true four-star hotel experience.

On arrival, there was no food available whatsoever, not even a sandwich. For a property describing itself as a four-star hotel, this was disappointing. I appreciate that the hotel only serves breakfast, but there was no room service or alternative food provision available. Given that this was a Saturday afternoon rather than an out-of-hours arrival, I would have expected at least some basic catering options for guests. While this may not be an issue for everyone, it does fall short of the level of service typically associated with a four-star establishment.

Diese Unterkunft liegt sehr zentral, für einen Stadtbesuch zu Fuß. In diesem Hotel,ist alles sehr sauber, geräumig und die Zimmer sind sehr gut ausgestattet. Tolles Bett,wir können nichts negatives erzählen. Auch das Frühstück war sehr lecker, es wurde komplett auf unsere Wünsche eingegangen. Wir können dieses Hotel auf jeden Fall weiterempfehlen.

Great location & easy walk to eat in the town centre. Comfortable bed, good shower & excellent breakfast. Really appreciated the quality bathroom products provided & lovely thick towels
