"Exceptional"

A very pleasant, clean & comfortable place to stay just five minutes walk from the Minster & city centre. There is a homely feel to the place and the proprietors were both friendly & efficient. There was a good choice of breakfast items & the full English was superb. Would definitely stay here again.

We had an excellent stay. Julie and Alan are the most amazing hosts & people you will meet. If you are looking for a 5* hotel with gym and saunas this place aint for you. If you are looking for a clean local guest house 5 min from Minster with hosts who will go above & beyond the this is everything you could ask for. Thank you for allowing us to stay in your home. We look forward to returning. Thank you

The room we had was small but big enough for us. It was spotlessly clean and had everything you would expect. En suite toilet/shower were again small but clean. Allan and Julie were great hosts and we will definitely go back.

"First visit to York. "

The location to city centre was excellent. 10 minutes walk to city centre, On arrival Allan and Julie were very helpful and accommodating and explained how everything worked. The cooked Breakfast was fantastic and just as we had asked. The room was a reasonably size and had a high ceiling, and was decoratively well kept, but even with the heating off the room was quite hot at night. But we did have warm weather during the day, The down side: we are use to a soft bed and pillows. For us these were too hard and uncomfortable. Also one guest decided to open and slam there door for about ten minutes on the second and third night. We couldn’t fault the knowledge and enthusiasm of the owners. Lovely people.
