Please note that the front-desk will be operating only from 6:30 am to 11:00 pm. Please kindly note that there is a (single gauge) railway track between the hotel and the beach. A deposit of 50% of the total room charge will be taken 14 days prior to arrival, with the balance due upon check-in. FESTIVE SEASON STAYS: A mandatory Christmas Eve dinner supplement of USD 125.00 per person and mandatory New Year's Eve dinner supplement of USD 150.00 per person will be charged separately for the 3rd and 4th Person. Children up to 3 years will have no additional charge. 50% discount is applicable for children between 4-11 years on the above dinner charges. The above extra person charges will be invoiced separately, as indicated above.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation. Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. "Beautiful property with wonderful staff"

Stunning property with gorgeous spacious rooms. It’s beautifully designed and decorated. The staff are incredible and so attentive. We had the Sri Lankan breakfast and it was exceptional - such a generous portion. We also had dinner there one night and it was delicious.

We absolutely loved our stay here, it's a 10/10 and we cannot wait to come back. Everything was great: The friendly and helpful staff, beautiful property, located directly by the beach, the stunning pool, the food and drink options, walkability to other restaurants and the village. We definitely recommend staying here!

Everything exceeded expectations. The staff couldn't help me more. The breakfast was substantial and lovely, as was the dinner. I didn't spend time on the beach - exploring around bentota and around the pool. The staff even brought me a glass of water without asking - very thoughtful.

Leaving. I could have stayed there for forever.

Beautifully designed, and gifted with a gorgeous garden and pool, this is a lovely place to stay, very close to the beach, but close to Bentota town, and Lunuganga, if you're a Bawa fan. It's a quiet, intimate place, ideal for relaxation. My room was exceptional, in design and comfort, up a flight of steps, with views of the garden and pools, and with privacy too. The staff were friendly, and the breakfast was delicious. I am very happy to recommend it.

Just a note to say that my room had a very small bathroom, but it was well provided for.

Property is amazing! Breakfast buffet offerings were average but the eggs were good. Location is good just a 20-25 minutes walk from the main beach but there is a pretty but small beach close by, just across the railway tracks.

Staff needs training in the service industry! Knowing a bit of the English language would be a big plus!
