I used it for its location close to Arezzo Equestrian Centre, which was actually very easy to reach. The owner was super kind and all worked out perfectly well.

The staff, I think they were the owners, were very friendly, and the place was clean and comfortable to stay in.

This is not a complaint, but rather a suggestion: it would be nice to have a small coffee machine available before 7:00 am. For early birds like me, there was no option for coffee.
