Beautiful grounds with rose bushes and trees

Location was NOT as described in the listing. Very long walk up a very steep hill and then another 15 minutes from the end point to the centro. Taxis were impossible to procure from Orvieto when we were there. When attempting to relax under the grape arbor on the property, there was much noise from road traffic and the train line just below the property. Not happy with the cleanliness of linens. There was a refrigerator in the room which we plugged in when we checked in but when we left our room a short time later the fridge had been unplugged again. Very noisy coffee machine in the hallway wakes up everyone if you want coffee before the 8:30 breakfast. Late breakfast means a late start to the day exploring the area. We left after one night.

Our shower head broke off but they did come to fix it and they were very kind.

If you want to drive several hours to spend a few days sitting by the pool, soaking up the sun, and enjoying the lovely landscaping, this might be your spot. On the other hand, if you came to Orvieto to take in the history, explore the side streets, and discover the amazing food this medieval town has to offer, this property is not a good choice.

Our group of 4 booked two rooms for 5 nights. We found this location to be so isolated that we walked away after the first night. There are a couple of ways into town: walk (we all normally walk 4+ miles a day), or drive. Here, walking involves navigating an unlit path/road that "starts behind the main house" and, at many times, is at a 45-degree angle. The property manager said, "It takes about 20 minutes." It took us 30+ exhausting minutes, and that was just to the edge of town. It was another 10 to 15 minutes to the piazza. VERY strenuous. Driving comes with typical challenges: very few, small parking spaces that are also expensive. Our host suggested, "Just take a taxi. It's about 15 Euros (each way!)." We opted to hike up the incline. It was about 9 PM when we wanted to return to the podere. Because navigating the steep, unlit path/road would have been dangerous, we tried to get a taxi. Unfortunately, there were no taxis, and no one answered the posted number at the taxi stand. We also used our trusty phone app, to no avail. After 20 minutes of trying, we were discussing our options when a small bus that transports medical workers in the region pulled up. Our traveling companion, who is a native Italian, explained our dilemma to the driver, and he offered to deliver us back to the Podere. We took a rather long ride by way of Orvieto Scala, and then back to the highway where the Podere was. He dropped us off past the entrance on the side of the road. (We were grateful to him!) There was no lighting on this road, so we used our phone flashlights to navigate and to signal the cars whizzing past us as we clung to the non-existent shoulder. We explained to our host that, due to the extreme isolation and the description of the location not being accurate, we couldn't stay for the rest of our booking. She was not willing to give us a partial refund of any kind. We will not return and can not recommend this property.

Posto stupendo e super rilassante. Bellissimo giardino e piscina! Ottima colazione in terrazza davanti a un bellissimo paesaggio collinare!

Peccato quella sera non aver poruto cenare nella struttura perchè c'era un evento privato. Abbiamo cenato in un vicino agriturismo che abbiamo trovato un pò caro.

Mooi kleinschalige B&B op 20 minuten (bergop!) stappen van Orvieto. Gratis parkeren. Heel mooi zwembad in mooie tuin.

Het ontbijt is wat krenterig, het leek allemaal wat uitgeteld te zijn. Koffie moest kop per kop gevraagd worden, soms moest je dan 10 minuten wachten als er drie tafels te gelijk moesten bediend worden. Brood moest telkens bijgevraagd worden, buffet was redelijk karig in vergelijking met andere gelegenheden waar tijdens dezelfde reis verbleven. Het diner (set menu, op voorhand boeken) was lekker, maar opnieuw wat karig. Wij vonden prijs/kwaliteitsverhouding op het randje. Naar onze normen ook laat en traag.

Location within walking distance of Orvieto. Excellent pool and sunbathing facilities. Francesca was very helpful

Sehr schöne Unterkunft mit tollem Garten und großen Swimmingpool. Unbefahrene Straße ins Stadtzentrum in 15-20 Minuten zu Fuß. Gutes Frühstück auf der Terrasse. Freundliche Besitzerin

Frühstück etwas spät erst ab 8:30 Uhr möglich. Matratzen waren sehr weich
