Dirty rooms, and towels were disgusting, bedding disgusting. Hasn't been cleaned for weeks.

The bed was large and extremely comfortable. The hotel was quiet at night and had a great sleep. Breakfast was good and our host was lovely

The location was good hence the 1 star rating. Luckily there were many other hotels to choose from when I had to leave after spending one hellish night in this hotel. The one staff member I met was pleasant but ineffective and let’s be honest - if you care about guests, you clean the room and bedding and towels BEFORE they arrive. They should not describe themselves as a hotel and Booking dot com are incredibly poor at customer service. They still have not resolved the refund issue. However, with TLC, a few tweaks and a very good cleaner, this would be a good two star B&B.

Filthy, needed updating, potentially unsafe. An absolute disgrace of a room to present to any guest. They have limited availability (4-8) and a number to call which was unanswered for several attempts. Polite reception on arrival. First set of stairs - the stairs are open but the handrail is loose at the top. The second set of stairs presented a hazard as they put me in the room at the top of them, meaning I had to step down the steps to open and close the door, which is particularly difficult if the light is off (it’s behind the door) and you miss your footing. The bedroom windowsill had feathers on amidst the dust and cobwebs, and the floor was sticky, as was the remote control and the desk. The bedding was stained and not washed properly, so I resolved to sleep on a towel but the towels were even dirtier, so I just did not sleep. The shower rail was fixed on with tape and the bathroom floor looked absolutely filthy, I suspect it simply had not been cleaned properly for some time as the toilet seat had not either. This was an absolute disgrace to call it a hotel and to give a guest a room in this state. I tried to email and tried to call, when one of my many calls was answered the person didn’t speak. As soon as there was daylight, I moved to a three star hotel which had clean bedding, clean towels, staff, and a reception that answered, as well as non-sticky floors and no stains. I have still not received a refund for the two days I did not stay. I felt that I could have argued for a full refund due to the state of the room, but decided to try to be fair and requested the two night refund for the time I did not stay there (I had to remain there overnight while I found a hotel for the next morning). Still nothing back, not even a sincere apology for the inconvenience they caused. Any place of business where you pay for a room should provide as a minimum a bed that is fitted with clean sheets/bedding, and a room which has been cleaned.

Very basic room with no proper window, so you can't see outside. There is a skylight in the roof with no blind so the sun comes in very early. Tiny offerings of shampoo and shower gel and the towels were extremely thin. One glass and one very worn plastic child's mug. My yoghurt at breakfast was out of date, which was only discovered when I had eaten it. No attention to detail. Too many dusty ornaments around the place too. Everything was pared to the bone. The bed had a plastic cover under the sheet which made for a very hot and uncomfortable night. Guy on reception was very friendly and very helpful. Only a 2 hr window for checking in, so dont arrive after 18.00! We only chose this hotel as there was nothing available in Ypres for the night we stayed. During our Belgium tour, we stayed in 4 different hotels, all cheaper and much better value than this one.
