Great space. Close to train.

The room is large and clean. Location is also good.

Having washing machine but no clothes dryer. No elevator so not convenient for baby car. Vacuum’s battery is almost dead.

Well, this property is a two level building. I got the first floor when staying there - about 10 days. Problem appeared when second floor occupied : you can hear all the movements / steps from above - look like there's no sound-proof made in between the floor - unbearable, especially if the persons above made a lot of movement and stay awake night till early morning!

Modern design and spacious (Room 201). Renovation looks new.

I booked the family suite (Room 201) for three nights in July 2024 (a Monday, Tuesday and Wednesday), costing total of JPY58,774. After the first night of sleep in Room 201, three out of the four of my family members had bug bites over their bodies, with the most serious person (a 5-year old kid) having over 40 bug bites over the entire body, spreading from forehead, ears, chest and back, thighs to ankles. I reported this issue through Booking.com. I was then told that I could switch to another room (Room 202, a smaller room) on the 2nd and 3rd nights. After staying in Room 202 (the smaller room) on the 2nd and 3rd nights, Room 202 (the smaller room) appeared to be free from bed bugs as our family members had no more new bug bites. However, Room 201 is obviously much less spacious than Room 201 (i.e. the family suite that I initially booked), and I believe Room 202 (the smaller room) at most only 50% to 60% of Room 201 in terms of floor size. I thus requested through Booking.com a refund of the price difference between Room 202 and Room 201 for two nights. I was then notified through Booking.com that I would be refunded of JPY10,000 in total for two nights. However, having considered the obvious difference in floor size between Room 202 and Room 201, I did not consider the refund amount of JPY10,000 reasonable and I then further requested via Booking.com for the exact total price of Room 202 for the two nights that I stayed in, so that I could calculate what the reasonable amount of price difference refund should be. However, from that point onwards, I received no more response from the operator of J-Stay Beppu through from Booking.com. Overall, the hotel design and renovation are great. But, the serious bed bug bites in Room 201 has been an absolutely terrible experience to me . Plus, that the operator of J-Stay Beppu being dishonest in the refund amount (and even ignored my follow-up request) is a red-flag to tourists. Will not choose it again.
