We had such a wonderful stay. Super friendly, helpful and really kind, let us park out front and gate us keys several hours early before our check-in time so we could get out into the city (which is literally a 20min straight walk to the royal mile). Bellevue is so quiet and private but so well connected, our stay was genuinely exactly as we wanted.couldnt recommend higher.

"Good price given the proximity to the city centre"

Good location, walkable to the city centre or easy to get very regular busses from right outside that take about 10 minutes to get into the city. Also really close to Holyrood Park and some nice areas for food and drink. The checkin process was easy and the lady was really friendly. Room was warm and bed comfy enough.

Cleanliness was mostly fine but an empty drinks bottle in our bin and the soap tray in the showers didn't seem to have been cleaned - eg the tags from the shower gels still in there.
