"Health and Safety breaches over ride the great location"

the Location is superb. No denying that. Close to Rundle Mall and Rundle Street and the Zoo and Botanic gardens.

Title: Misleading listing, hidden fees, poor cleanliness, and serious safety concerns Review: We booked this apartment through Booking.com expecting a professionally managed property with transparent pricing. Instead, it turned out to be a privately rented apartment with several undisclosed costs. On arrival we were told parking was an extra $25 per day and that a $200 security bond was required — neither of which were clearly stated at booking. The host said it was “in the T&Cs”, but it was not presented upfront. I reluctantly paid the extra $250, and then had to chase the host afterwards to get the bond returned. The carpark was a long walk from the apartment and difficult to access, which was challenging given my health issues. The space itself was a tight corner park that would have been impossible to enter or exit if the neighbouring car had been present. Cleanliness and maintenance were below acceptable standards. Fingerprints were visible on surfaces, rubbish was left under tables, and a fake plant was coated in dust with leftover Christmas decorations still attached. The bathroom had no functioning exhaust fan, leading to heavy steam build‑up, visible black mould, and corrosion around the shower frame. There was also no shelf or storage space in the bathroom. Safety & Compliance: The smoke alarm in the apartment had been removed entirely. As far as I understand, South Australian residential properties are required under the Fire and Emergency Services Act 2005 to have a functioning smoke alarm installed, and apartments built after 1995 must have hard‑wired alarms. Removing or disabling a smoke alarm appears inconsistent with these requirements and raises serious safety concerns for guests. For short‑stay accommodation, this is not acceptable. The “free Wi‑Fi” was a mobile hotspot with no charging cable and almost no data. It ran out within seconds, and the battery died immediately after.

The blind in my bedroom was broken, there was no milk in the fridge for tea or coffee and the TV wasn’t a Smart TV so no streaming services available. The exterior glass out to the deck area all needs a really big clean

Nothing really. Should have stayed at the Pullman.

The lack of car parking despite saying it has parking. When the booking was may a request for parking was send with a reply of “thanks for the update we will reserve a car park for $25 a day.” On arrival to the property was told no car parks available, park in one of the multiplex down the road. Property manager Ian stated it doesn’t matter that a request was made. “It was 6 weeks ago. Things change.”
