The location is great, a nice quiet, leafy neighbourhood only minutes from Sandown Racecourse and the rooms are in a private courtyard next to the pub. The rooms are well appointed and the shower was great. Clean, nice decor. Check in was friendly and efficient. Tea and coffee in the rooms. Lovely and warm.

Some constructive suggestions: I could not find the switch for the outside light and they didn't come on automatically. Given it is winter, the courtyard was very dark and there was a step down to the side of the apartment that I could not see so I fell down it and banged my arm. It was difficult to navigate and to see how to open the courtyard door in the dark. Bit of a safety concern. The bathroom's extractor fan did not work. There did not seem to be anywhere to hang my bath towel in the bathroom once I had used it. There were only 3 hangers. Unfortunately I did not find the bed to be terribly comfortable and to be honest, the worst things were that the pillows were paper thin as was the duvet. At £125+ per night, (£91 on Booking with genius discounts) I was less than impressed. I had been sleeping in my van for a few nights and was really looking forward to a good night's sleep and this did not happen. However, should these issues be sorted, it would be worth the money.

The location was great, the room was clean and the bed comfortable.

The room (no. 4) was small and only one small window so can feel confined. OK for one night. Window in door means room illuminated by outside light which kept me awake. You can hear people walking around above you. Tapas evening meal was poor and waiter was a bit brusque and stood very close to my table while I was eating which felt weird. Breakfast on the other hand was lovely with a helpful waiter. Manager was also kind but did not make any response when I said I didn’t enjoy the evening meal. Mixed experience.

The accommodation was of a high standard, the adjoining pub and restaurant was excellent, staff were all very helpful

Room was well equipped and while small very comfortable.

The greeting was great but bar staff who served us was brusque and seemed not to enjoy his job. The breakfast was delicious but the waiter was either very new or again not suited to a role in food service.

Fast courteous check in. Brought a chair to our room. Room was clean. Breakfast was lovely and courteous staff.

Bed is lumpy. Time to change the mattress. Need a light beside both sides of the bed. Room was very hot despite turning the heating system and heated towel bar off.
