"Breckinridge Grand Colorado Peak 8"

The rooms were fully equipped to eat at the apartment as much as you wanted. We enjoyed going out to eat most meals. The restaurants were great. Peak 8 had many hot tubs and we enjoyed the adult hot tub at night. The theaters had many choices of all genres and we booked them multiple times. The free buses into town connected easily to buses going to Frisco and other areas for viewing the region fully. The town of Breckinridge also had a trolley to take you quickly to shops.

"It was better than we ever expected!"

We upgraded to a one-bedroom suite at the Grand Colorado on Peak 8, and it was worth every penny! The suite was spacious — about 900 square feet — with a fold-out sofa bed, one and a half baths, and a dream kitchen fully stocked with everything you could need. The modern design, high-end appliances, cozy fireplace, and large balcony overlooking the mountains and town made it feel like luxury and comfort all in one. The indoor and outdoor hot tubs and pool were a huge hit with us and our 11-year-old grandson. Onsite you’ll find an excellent restaurant, coffee shop, a few bars including a rooftop bar, and some boutique shopping. The staff went above and beyond, making us feel truly welcome from the moment we arrived. We spent several days exploring Breckenridge — full of great shops (from local finds to high-end brands), coffee spots, bakeries, and bars. The entire town, and the resort itself, are extremely dog-friendly, which we loved. Daytime temps were in the mid-50s, dropping into the 30s at night — perfect mountain weather. It took us about 90 minutes to drive from Denver International Airport, and the scenery along the way was stunning. Indoor parking in the garage was a plus since the weather was cooler. This resort is absolutely amazing. We were so impressed and can’t wait to come back!

"Wonderful getaway"

"Fall in Breckenridge"

A great resort to meet family and have a good time. Lots of movies in the theater for the children. The pool a day A great resort to meet family for a week. Lots of good movies in the theater for the children. And, popcorn is available! Everyone enjoys the pool and hot tub. Competitive ping pong and shuffle board games. A great get away in beautiful Breckenridge.

"Stunning views, luxury quality, tranquility"

we did not want to leave after one week! It is low season in October and it was so tranquil and quiet. It was much needed peaceful work vacation. We had plenty to do with the mountain biking flying our stunt kite on the ski slope, using the outdoor hot tubs and the grotto and adults only steam sauna hot tub, cool plunge tranquil room. The spa massage was incredible and the arcade is a blast. We loved the private movie theater. We enjoyed seeing the family of moose a few different times. Looking across the entire valley to the other mountain side in the fall is breathtaking. The balconies provide the most relaxing place to sit and be still.

"Great Stay!"

We had a couples trip planned to go do some hiking and see the trees changing color. The resort was an incredible place to call home for a few days. If we could ever find a deal on the price to come stay again, we would jump on that.

"Great amenities and location, poor guest experience."

We stayed here on a sales promo, where they wanted to sell us on the property. It was clear other guests received free promotional drink tokens during check-in, we were not offered any such promotion, which led to us not feeling as valued as other guests. Being rushed out of our room by housekeeping on checkout day was incredibly inhospitable. They were standing outside our door waiting for us to leave, hours prior to our scheduled checkout time of 10am. They knocked at 9am asking to come in, and then proceeded to enter the room prior to 10am while my wife was finishing preparing for the day and I was away loading our vehicle with our luggage. Parking was horrible. The resort was nowhere near full, but somehow we found it near impossible to find parking in our assigned building. When mentioned to a staff member of the sales team (after checkout), she said they were resurfacing the employee lot, but no sort of heads up or reasonable accommodation/ consolation was offered by any staff prior to this.

"Buyer Beware"

My husband and I recently attended a timeshare presentation at Grand Colorado and signed a contract we later chose to cancel. While I believe our broker was genuinely doing her job as trained, the overall sales experience raised serious ethical concerns. The presentation began with a deep dive into our vacation history and habits—framed as a way to personalize the offer, but in hindsight, it felt more like emotional manipulation than genuine interest. This tactic seemed designed to build rapport and lower our defenses, setting the stage for a high-pressure sales pitch. Early in the presentation, my husband clearly stated that he does not make large financial decisions on the spot and that there would be no reason to present the “green sheet” pricing, as we needed reasonable time to consider such a commitment. The broker acknowledged this and emphasized that she wanted us to be honest throughout the process. However, when it came time to present the “white sheet” (which allows 30 days to decide), she immediately pivoted to the “green sheet,” saying she “had to present it.” That’s simply not true. No one is required to override a buyer’s stated boundary—especially when it’s about financial decision-making. We opted for the 1-bedroom, 1-bathroom unit and were told we could easily upgrade later by paying the difference. That sounded flexible, but again, the details were vague. The offer we accepted was $22,378 with a required down payment of $3,357 that same day. By then, we had been in the presentation for 2–3 hours—despite being told it would last only 90 minutes. We were tired, hungry, and mentally drained, which made it harder to think critically. We take responsibility for looking at the numbers and trying to decide then and there. Their tactic worked. But that doesn’t make it moral. After we got home and did the research we had originally asked to do before making any decisions, we discovered that resale values for these units are shockingly low—often between $8,000 and $10,000. Many owners report being unable to recoup their investment, even after years of ownership. This is precisely why the green sheet is pushed so aggressively: it’s designed to prevent buyers from seeing the full picture, including resale prices and honest reviews. The urgency isn’t about opportunity—it’s about control. We were also told that over 33,000 buyers had already invested in this property, and that this decision might be more financially sound than other vacation options. That may be true for some, and if this financially works for your family—great, then by all means move forward. However, I strongly encourage EVERYONE to evaluate how often and when they’ll realistically use this. According to many reviews we found during our research, even owners struggle to book the unit during the time they actually want. That severely restricts the usage you’ve essentially paid for. They also talk you into a lower price by offering ownership in even or odd years, which further limits your access. To offset this, our broker pitched “extras” like 365-day access to amenities if you’re in the area, or discounted stays at other properties worldwide. But again, you’re restricted to only the properties and time slots they offer—not true flexibility. I do place blame on Mike Millisor and Mike Dudick, the owners and developers of Grand Colorado on Peak 8, for creating and perpetuating these predatory tactics. The inflated pricing of these units—well beyond their actual market value—is not just aggressive capitalism, it’s greed. I support entrepreneurship and fair business practices, but I do not support misleading consumers to fill your pockets. Fortunately, Colorado law provides a five-day rescission period for timeshare contracts. If you follow the proper steps, you can legally cancel within that window. Buyer beware—this is your lifeline if you feel you’ve been rushed or misled. We exercised our right to cancel and are relieved to have done so. But the experience left us questioning the morality of the sales tactics used. Transparency and trust should be the foundation of any long-term investment, especially one tied to your family’s leisure and finances. To Grand Colorado: I urge you to reconsider whether these sales strategies truly reflect the values you want associated with your brand. Ethical selling builds loyalty. Pressure selling builds regret.
