USGorgeous and comfy
USOutstanding property. Nicely located just off Hwy 101 at the north end of Newport. Friendly staff, excellent breakfast, and evening cookies. Stayed in "High Tides" room; only downside is 30 steps up from the lobby to the room (no elevator) so pack light ;)
USThe room was excellent in terms of size and comfort and was very nicely appointed. The bathroom was very large with a jacuzzi tub and a separate shower. The room had a ductless HVAC unit so the heating/cooling was very quiet (unlike some hotel rooms that have the HVAC go on and off during the night. The complimentary breakfast was delicious and well prepared. It seems like they had a professional chef prepare the food for the breakfast. Front desk staff was friendly and professional. There was a path to the beach from the hotel to take a walk on the beach.
There was no TV in the room, which was not that big of a deal, although it would have been nice to have one. Parking was very limited and the parking spaces were small such that if you have a large pickup or SUV, you probably couldn't fit in one of the parking spaces and would have to park on the street. The complimentary breakfast started at 9:00, which is late for us. However, I did found out by accident that you can request an earlier time for the breakfast, although there is no assurance that they will honor that request. We were able to have an earlier breakfast because one of the guests had requested an earlier time and we just happened to be in the right place at the right time.

The lack of beverage options. Wine, coffee, tea, and water are your options. They used to offer sodas for free. There is some kind of drink they offer at a price.

USUSUSSpectacular location and view, and the facilities were clearly the best in the neighborhood. Enjoy the mini Japanese garden, then walk down the little path to the beach. Thoughtfully designed rooms and common areas!
Price was a bit steep, but it was the best hotel of our multi-state vacation. We plan on coming back and making it the multi-day base for a less travel-heavy vacation.
