"Good and Cold"

Its a really nice and authentic Japanese house which makes the experience super nice ! its close to a very good metro/train station.

I feel like its not a winter prepared house it felt really cold we needed to move the heater every time we wanted to go a different room at the house, but other than that We loved the stay and the place

"Great place for small groups of people"

The inn itself was well cleaned and the location was right across the train station so that was amazing as well, although at first it was difficult to find the entrance. The host answered our questions so communication was good too. Definitely was a good place to stay with 2-4 people.

Very quiet at night in spite of being only a block away from a convenient transit hub. The main street has plenty of friendly, traditional eateries and more contemporary cuisine choices. Appreciated in-room AC options at time of our stay. Great wifi, too! Responsive host! Great value at price point.

Personal preference only. One will be sleeping on traditional mattresses on the floor. Comfortable but very firm.

Great location with all the necessities around: 1 min walk to family mart as well as metro station and some small bars

The location was ideal for us (family of 5). It is very close to Tofukuji Station which is just 3 mins by train to Kyoto Station and very close to a bus stop for the parts of Kyoto with no train access. Tofukuji is a local and friendly neighbourhood.

The house was not clean, there were hairs from previous guests and dust on the tatami mats in the bedrooms. There were very few kitchen facilities (not enough cutlery or crockery for us to eat, we had to take turns in eating!). The futons were threadbare and some of them were smelly (stale/sweaty body odour).

"Perfect location, equipment. The pillows are too flap."

Perfect location, it's just across from the Tofukuji station. To offer perfect service, the host set a Line group chat before our arrival. 1 bedroom for 2 people on the 1st floor, and 2 bedrooms for 3 people on the 2nd floor with a clothes drying balcony outside the small bedroom window. 東福寺駅出來是條小馬路，對面巷子即是。

Some mosquitoes. I saw an electric mosquito coil liquid on 1st floor, but it was empty.
