First off, this property has potential and was reasonably priced, but the overall state was so poor that we had to leave early and cancel the remaining days. The location, however, is cool and the property has tremendous potential. Unfortunately, it was incredibly ill-kept when we arrived. It was the most unwelcoming place we have ever stayed at, and we have stayed at quite a few.

Again, the location has potential. Maybe these issues have been remedied by the time you read this, but I’m just sharing our experience. First off, the air was really stale when we walked in—not quite moldy, but definitely not fresh. It did not have the aura of being cleaned recently. The beds were rock hard. While it didn’t bother me, the rest of my family had trouble getting comfortable. Additionally, there were random items around that looked very tacky, like supplies and boxes in the corners, which should have just been put away. These are the nitpicky things. Here are the real issues: The floors were so dirty that when I took a shower, got out, walked around a bit, and then stepped back onto the towel on the floor, there was mud-like filth on the towel. I’ve never seen that before. The floors were not swept, and I don’t think they had been mopped in a while. There were cobwebs in the corners of the rooms and the windowsills were filthy, like they hadn’t been wiped in ages. Collectively, it just felt absolutely filthy. If you’re a bunch of college dudes just getting out of the house and wanting to sit and drink beer, this might be great. For a family, it was completely unacceptable. If you’re trying to impress someone, definitely avoid this place. And it’s the little things too, like there’s a cool seating area outside, but the cushions were full of pollen and dust, and were all frumpy. It would literally take 30 seconds with a leaf blower to freshen them up and make them look proper and welcoming. Above the house, there’s a really cool deck area with huge potential, but it was filled with long pine needles. Granted, we came in August and they may have fallen recently, but it clearly hadn’t been tended to in what appeared to be weeks. Again, 30 seconds with a leaf blower would’ve done wonders—just a modicum of effort. Basically, we came in late and crashed. The next day, we were out and about until the evening.

The location is stunning. Very quiet and secluded, and only a comfortable 10 min drive to the mini metro station that takes you straight into the old town of perugia

Could have been a little cleaner, and also there were very few cooking utensils and no spices, apart from some salt. Also we stayed during hunting season, and the frequent gun shot sounds took a little getting used to

Beautiful surroundings, plenty of places for groups to spend time in a pleasant forest garden, warm welcome, beautiful and comfortable house, securely locked gate.

We didn't know how to turn off the oven. Could have been a manual for how to use the oven.
