Alyvia Suites

The jacuzzi and the view were great. The host was also very nice and helpful.

The breakfast was pretty limited and croissants seemed stale. air conditioner was slow to respond, and there were unexpected stairs which were tricky to navigate with luggage. Also WhatsApp number never worked for host, so mobile communication was tricky.

Walking distance to OIA, close to bus stop and several local restaurants nearby. The view.

I was very well taken care of from the moment I arrived until the day I left. For breakfast, they give you a paper where you can select what you’d like from the available options (and how many times you want each item), as well as the time you’d like it delivered (between 8 and 10 a.m.). The room is clean and towels are changed daily. The bed is super comfortable, and the view is beautiful, with both sunrise and sunset, at least at this time of year (on May and Room: Deluxe Suite with Sea View). There’s also a minibar with some items available for purchase, with fair prices compared to the rest of the island. The place is very quiet and about a 15–20 minute walk from Oia’s main street.

The double bed is actually two single beds pushed together, which makes the middle a bit uncomfortable (but nothing that affected the overall comfort when sleeping).

The property itself is acceptable, but I must share my experience with their customer service during an extraordinary circumstance. Due to a nationwide Greek labor strike on April 9, 2025 (which affected all flights into Greece), my flight to Santorini was canceled. I immediately notified Alyvia Suites on April 8th that I would be unable to arrive until April 11th because of this situation completely beyond my control. While the airline offered refunds acknowledging the unusual situation, Alyvia Suites refused any accommodation or partial refund for the two nights I couldn't possibly use. They acknowledged my message about the late arrival but simply stated they "could not do a refund" despite having a full day's notice that I wouldn't be occupying the room. What's particularly disappointing is that in communications with Booking.com, the property later claimed they "held the room for me" during those two nights, when in fact they had explicit advance notice I wouldn't be arriving. This feels misleading and shows little concern for guest circumstances. The actual two-night stay (April 11-13) was adequate, but this experience has left a negative impression. I understand cancellation policies exist, but I believe businesses should show some flexibility during extraordinary circumstances like nationwide strikes, especially when given advance notice. I've been a loyal Booking.com customer with multiple reservations, but this experience makes me hesitant to book here again or recommend this property to others looking for accommodating hosts.

A good location to cover the island. 3 restaurants open in walking distance. All good. Parking on site. Not noisy. Walking distance to Oia. Probably had a good view of the sunset but we had unusually cloudy weather.

So close to Oia castle and the square without being IN it. Quiet and the view was amazing!

The suites is located between Oia and Fira, in a small town called Finikia. From the suite, You can walk down to Oia which is about 20mins of walk. As it is away from Fira and Oia, the location is on a quieter side with a good Seaview from the balcony where you have a private jacuzzi. Breakfast is included and the host provided this daily at a time of your choice.

Nothing major that I didn't like. Just that it took me some time to locate the place as the signboard was not easily seen if you are coming from lower hill. But once we manage to find it, everything was all good.
